The next wave of luxury lakeside living is here—and it’s only a stone’s throw away from the city. Well-established lake specialist Suzanne Warner, visionary head of Compass’ Warner Group, is spearheading the $35 million project.

Amenities abound, from more than 250-acres of pristine rolling hills to 21,000-feet of natural shoreline.

Interestingly, the 16,641-acre lake was built as a recreational deep water and fishing lake, so the shorefront is clear of trees—a rarity amongst North Texas lake properties. Homeowners will also enjoy a myriad of other benefits, including private boat docking.

Suzanne’s impressive record goes beyond lakefront developments. Sales in her five-year tenure topped $130 million, pricing and representing urban residential (Park Cities, Preston Hollow, North Dallas, and Luxury High-Rise), investment, farm, and ranch homes. She also has a burgeoning real estate business in Colorado. 

“Our niche is pricing raw land and unique, difficult-to-price properties,” she says.

Bois D’Arc Lake is expected to draw a diverse array of buyers, from the Park Cities north to McKinney and Oklahoma. “There’s a built-in clientele ready to purchase. Fannin County is exploding,” says Suzanne.

Industry is following the boom. Texas Instruments recently selected nearby Sherman for its $30 billion semiconductor chipmaking campus. And just a few miles away, Bonham boasts a small airport, available for Bois D’Arc residents to land their aircrafts. Additionally, homeowners will be able to helicopter directly onto the lake premises.
