Magnolia Hill Townhome with Three Outdoor Spaces Will Command Your Full Attention

You probably have a lot of things to read today. And studies show if we don’t have your interest in 10… 9… oops, 2… 1, we’re going to lose you as you move on to something else. Cue a pretty picture, STAT!

Oh good, you’re still here. Now that you’re at least a little intrigued, we’ll cut straight to the chase. The home at 2919 Magnolia Hill Court just hit the market Wednesday for $2,200,000. If it’s not under contract by Saturday when this posts, color us shocked.

“It’s one of the coolest places I’ve ever seen, much less listed,” says Debbie Sherrington, Dave Perry-Miller Real Estate listing agent for this really, really, really cool townhome in the Harwood District’s gated Magnolia Hill community. There’s really no higher praise coming from a longtime, top-producing agent who has seen and sold her share of cool around town.

“This was meant to be a forever home,” Sherrington continues, “and it shows in the finish-out and the level of detail from a full 2017 renovation by the owner. The location and outdoor living spaces alone make it worth every penny.”

The sophisticated three-level townhome backs directly to the Katy Trail, so if you want to take a run or catch a Mavs game at the American Airlines Center, well, there you are. If you’re an entertainer or nature enthusiast, Sherrington notes that this is the only home in the complex that has an extended patio right off the kitchen/dining room.

One very unique feature: each of the patios is accessible to the others from outside staircases. On the lower level, a fireplace and water feature; off the guest suite, a sitting area; and on the top level outside the kitchen, outdoor dining, and a gas grill. The lower and mid-level patios boast heated ceilings.

The rest of the renovation is just as dazzling: a Downsview Kitchen installed by Redstone Kitchens features black-honed granite countertops, a Sub-Zero refrigerator, Dacor warming drawers, a Thermador stove top and oven, and a Bosch dishwasher. Bridging the open area between the kitchen and living area is a dry bar with two Sub-Zero beverage drawers and a Sub-Zero wine cabinet.

There are California Closets in the primary suite. Control4, a home automation system, allows you to adjust lighting, audio and visual, door locks, exterior heaters, and security cameras from a phone app. The two-car garage is pretty slick as well with custom built-ins and an epoxy floor.

Smarts and good looks are not the only things going for this dreamy destination. Easy access to the Trail, a community pool, downtown, and the Dallas North Tollway make it hard for even the most discerning buyer to resist.

If you’ve made it this far, congratulations! At least today, you’ve defied daily reading norms and have probably moved on to crunching numbers in your head right now. Don’t delay – to schedule your viewing, contact Debbie ASAP at 214.762.6957 or [email protected].
