Long List of Updates On Lochwood Beauty Make This 1950’s Ranch Move-In Ready

A house built in the 1950s can be a wonderful thing. This is especially true when the owners have maintained the home’s vintage charm, but updated it with modern amenities.

This is the case our Tuesday Two Hundred at 10812 Wyatt St., a lovely Lochwood ranch with a long list of recent updates, but a definite sense of its 1958 construction date. In 2014, the house got new HVAC, water heater, dishwasher, kitchen cabinets, recycled glass countertops, disposal, kitchen sink and faucet, kitchen porcelain floor, bathroom tile and fixtures, Whirlpool bathtub in the full bath, refinished hardwood floors, fresh paint, ceiling fans, and light fixtures. (Try saying all that in one breath!)

This home has three bedrooms, one full bath, one half bath, and 1,236 square feet. It was listed June 29 by Tara Westbrook with Tara Westbrook Real Estate for $275,000.

Lochwood is one of our favorite East Dallas neighborhoods. It is well-known for its lush greenbelts, large, mature trees, wildlife, and close proximity to White Rock Lake. The area itself offers wooded areas, lots of hiking trails, and several creeks.

Here’s a quick description of the area’s housing styles from their neighborhood association:

Lochwood features many different home styles, mostly consisting of one-story cottages, Ranch-style, and Midcentury Modern homes. Most homes in the neighborhood have hardwood floors and pier and beam foundations. Pier-and-beam foundations have some notable advantages over slab foundations for remodeling options because plumbing and electrical wiring are often much easier to access and relocate in pier-and-beam homes.

This home is pier and beam, and has those hardwood floors, newly refinished and gleaming. The overlook look is sleek and modern, with a hint of Midcentury flair. The large eat-in kitchen is the real gem, with its recycled glass countertops, big walk-in pantry, gas cooking, and access to the home’s screened in porch with composite decking.

The windows are low-E and the HVAC is new, so energy costs for this modest-sized property will probably be lower than you’d expect. Some of the homes in Lochwood don’t have a garage, but this one has a two-car attached one, so that’s a bonus. In back, find a beautifully landscaped lawn with sprinkler system. It’s a perfect spot for entertaining, and fit for this wonderfully updated Lochwood home, priced well below $300K.
