Hillwood Communities Buys 1,380 Acres in Celina For New Master-Planned Community

Celina is growing at a break-neck pace, and developers are working to add rooftops as fast as they can. To bring more housing stock to the increasingly populous North Texas suburb, Hillwood Communities has purchased the 1,380-acre Eland Ranch spanning from Preston Road to Custer Road to develop a master-planned community dubbed Ramble.

The development, which will have 4,000 lots and is slated to open in 2025, will be a big addition for Celina.

“To be able to control 4,000 lots in this market gives us a nice runway to do the things we like to do with these big master-planned communities,” said Fred Balda, CEO of Hillwood Communities, in a statement.

Ramble’s first phase of 700 lots has already been purchased by home builders, including American Legend Homes, Coventry Homes, Drees Custom Homes, Highland Homes, and Perry Homes. Builds in the sprawling development will range from single-family fully detached homes on half-acre lots to low-maintenance townhomes.

Besides the beauty of the area’s rolling hills, Ramble will include amenities such as water features, spacious greenbelts, parks, open spaces, and lakes. The developer will set aside 18 acres for apartments and 64 acres for commercial and retail, further contributing to Celina’s meteoric growth.
