GREAT Park Cities Location for Under $2 Million With Own “Katy Trail”

There are many beautiful homes in the Park Cities because, well, everyone wants to live there. It’s not just the highly ranked public schools that help us boost the “workforce development”, it’s the safety and Mayberry-type atmosphere where a policeman might bring home your dog because he knows you so well, or help you get your keys out of a locked car. Great restaurants, great shops: it’s one of the most walkable and bike-able communities in North Texas, and the proximity to everywhere is unprecedented.

So I found 4200 Caruth and said, hmmm… this might be a very nice next home for US!

First of all, corner lot: must have one in my next home. We had the corner of Park & Holloway for more than ten years, and it was truly like being on your own ranch. Being so used to large lots, this is the only way for me to go in the Park Cities  — let’s see, this home is on .2 acres, almost a quarter acre. Perfect! Corner of Westchester and Caruth. I have also always said I want my next home to be within walking distance of a Starbucks — and lo and behold, here it is. I bet you could bike to NorthPark Center, too and Sprinkles is just across Preston.

If you have kiddos, your kids can just walk to school, either public or private: Christ the King is two blocks away with it’s open-to-the-public community center.  And there are parks everywhere.

The house is only ten years old, looks much newer having been built in 2005 as a custom. The floor plan is spacious, open and light, with hardwoods everywhere, ten foot ceilings down, nine feet up. You get 5133 square feet with five bedrooms, four full baths, two powders — they REALLY packed in the rooms thoughtfully. While the master is upstairs, those who have to have it down really have some incredible options here: add an elevator, because there are so many closets you could give one away and never miss it, or take the fifth bedroom downstairs (both the study and den are downstairs!) and turn it into your master. That would leave a killer guest room on the second floor, or a great place for the au pair on the first with a full bath.

Of note: At MetroTex’s Forecast 2016 last Friday, we were told that a lot of relocations to DFW are coming from overseas. Many foreign buyers DO NOT want their children on the first floor — I guess they worry about security. But they sure like having a room for the nanny down there.

The kitchen is glorious and opens to a spacious family room with fireplace and wet bar with wine fridge, and is loaded with name-dropping appliances like Viking and Sub-Zero, plus granite counters and two sinks. Everywhere you look there is abundant natural light, skylights and yep, those generous closets. It’s like the architect said, if that space isn’t usable, let’s make it a closet! On the second floor are a media/game room, the actual master and four bedrooms. It wouldn’t take much to tweak this home into a custom manor, but it is really doing just fine as it is.imagereader-3

There is a two-car rear-entry garage, and a spaciously green backyard just waiting for a pool, spa and turf to make this a maintenance-free home. Because it’s in University Park, you can make this your very own lock and leave and zip off down Northwest Highway to DFW, down the Dallas North Tollway to Love Field. I even like the ranch-like influence on the rock exterior — reminds you of the country every single day.

The home is listed with Allie Beth Allman’s Carolina Rendon, who has just dropped the price to $1,700,000, from $1.785. Oh about that private “Katy Trail”: the quiet pedestrian tree-covered walkway. It’s called Westchester, a low-traffic north-south street with sidewalks on both Caruth and Westchester. Go ahead, it’s October… get out there and WALK!
