Hollywood Heights, one of Dallas’s earliest residential neighborhoods, is full of classic Tudor architecture. You couldn’t ask for a better example than 6926 Vivian Avenue, an especially well-preserved specimen. Phillip Murrell of Compass has listed this High Caliber Home of the Week, sponsored by Lisa Peters of Caliber Home Loans, for $549,900.

Built in 1935, the home bears plenty of classic signifiers. There are the kitchen’s decorative wood and tin ceilings, and the white oak floors throughout — all original. There’s a lovely clawfoot tub in the master bathroom. And the dining room has antique lighting.

Arched passageways between rooms and French shutters on the house’s copious windows add to a light-filled, bright and cheerful atmosphere throughout the interior.

The kitchen and both bathrooms have been remodeled. Alongside the new appliances is copious storage space, and the subtle patterns of the ceiling finish.

“It’s a transitional home, yes,” says listing agent Murrell, “but when you’re talking about a Tudor this well preserved the history just stands out even with all the updates.”

Natural light pours into both bedrooms, where the decor is hushed minimalism set off against the wood grain of the floors.

The master bathroom is covered in simple, timeless tile finish, with a sleek modern vanity blending seamlessly with the clawfoot soaking tub.

In back there’s a spacious yard with two deck spaces, as well as a third shaded area nearby the house.

“The home is outstanding for entertaining,” points out Murrell, “the yard is huge.”

It may appear the home has a lower floor, but that’s actually an abundant unfinished storage space totaling 1000 square feet.

Several Daltxrealestate staffers have direct experience living in Hollywood Heights. It boasts foodie destinations like Lakewood Smokehouse and Kalachandji’s, a lovely walking neighborhood that includes Samuell-Grand Park (home of Shakespeare in the Park) and the Santa Fe Trail, as well easy access to I-30. The neighborhood also fits into the vaunted Lakewood Elementary School district. And there’s also a popular Easter parade.

You’re too late to close a deal in time for this year’s Easter festivities, but the days are getting longer. A sunny home like this is a perfect spot to enjoy them.
