There are a lot of homes that, when you get a glance at them, you can tell they’ve been flipped. They typically have some of the same tile throughout the home, there’s no furniture, and the paint is fresh inside and out. Some of them are boring (like, pass-the-smelling-salts boring) but sometimes you come across an exceptionally well-done flip, like this one in Lake Ridge Estates.

This neighborhood is gaining steam in a big way, thanks to being located inside Richardson ISD. This particular home at 9046 Guildhall feeds into Lake Highlands Elementary School, and is located on a large corner lot. While the outside of this home says “traditional,” the insides are a perfect marriage of both familiar and modern elements, increasing the overall appeal.

With three bedrooms, three full baths, a two-car garage, and more than 2,000 square feet, this home isn’t small on size at all. In fact, considering that 9046 Guildhall sits on a 77 x 130 lot, you’ve got tons of room for kids to run amok. Built in 1959 and recently remodeled, you can get great schools, brand new interiors, and a fantastic community in this home. It’s listed by Ebby Halliday Realtor Richard Phelps for $440,000. That’s more than $220 per square foot in this area, and it’s only been on the market for 21 days!

While most everything in this home is fresh — brand new genuine hardwood floors, sparkling and clear windows, gorgeous modern cabinetry — I am beyond thrilled that they didn’t paint the brick fireplace. That is a HUGE faux pas in my book. I do love the open feel to this home, with the living room, dining room, and kitchen all visible right when you enter the home, making it feel much larger and brighter than its size.

In the kitchen you get a beautiful modern, sleek design with new shaker-style cabinets and modern hardware. The bright white cabinets go well with the warm granite countertops and organic-looking stone backsplash. Recessed lighting and a eat-in breakfast area are a bonus. Stainless steel appliances add to the transitional design, with a large free-hanging vent hood hanging over the gas range opposite a lovely apron sink. Another surprise is the gorgeous butler’s pantry with glass cabinet fronts and glass tile. Imagine shaking up your martini here after a long day!

Of course, because there’s no furniture in the bedrooms, you need to use your imagination, but I think these rooms would look great with those cool modern Italian platform beds from SMINK. Maybe this one from Minotti. Add in some neat bedside tables and a cool dresser that adds a pop of color … can you see it now? I can and I am in love!

Now, you may be expecting that, because this is a flip, that all three bathrooms look exactly the same. WRONG! In fact, I am head over heels with two of these bathrooms. One, a smaller full bath, has the coolest penny tile floor and a color combination that plays on the marble vanity top. It has a walk-in shower with frameless glass surround. The master bath is 100 percent transitional, melding modern cabinetry with traditional elements in the mirror and light fixture, using a darker, more earthy tile. The shower is huge for a home this size, too.

And the backyard? It has a patio that is perfect for entertaining. Consider putting in one of those Coolaroo shades over the open area, as well as a restaurant misting system and an outdoor kitchen (and if you need some ideas, here’s a great story from Rachael Abrams on making the most of this coveted space). And kick back with a cerveza (from a local craft brewery, of course) and enjoy the large trees and the sounds of the good life.
