Friday Five Hundred: Custom-built Colleyville Charmer Can’t Catch a Break

WhittierAWe’ve found a great property that just isn’t selling, and we’re not sure why. This prairie-style, two-story house in Colleyville was listed at the end of August, and had a $25,000 price reduction in mid-October to $599,900, but still, no buyer.

Listed by Beverly Spillyards at Ebby Halliday’s Southlake office, this property at 6712 Whittier Lane is a custom-build, one of the first in the Whittier Heights subdivision in 2004. With 4,776 square feet sitting on over a third of an acre of land, this house has a lot of everything. It’s a four bedroom, four-and-a-half bathroom house with a three-car garage and all sorts of luxury details. So what’s the deal?

Part of the problem may be that this is a prairie-style house in a Tudor neighborhood; it’s different from its neighbors. But it’s a $600,000 house sitting in an $800,000 neighborhood, so it’s a good value. And the interior has a lot of aspects we know buyers want.

This house is walking distance to Liberty Elementary School—it’s in the Keller ISD, and this is a family-oriented neighborhood. The downstairs has hardwoods throughout, and tile in the entryway with a vaulted ceiling.

The downstairs living room, pictured above, is between the entryway and kitchen. It has a gas fireplace and offers the perfect space for entertaining and large parties.

The kitchen is built for some seriously fun cooking, with commercial-grade stainless appliances and a gas range. Of course, there’s granite (would you expect anything else?), but the oversized walk-in pantry is a nice surprise. There’s a built-in refrigerator, built-in wine cooler, double ovens, and a warming drawer. And just off the kitchen is an oversized laundry room, measuring 12 feet by 11 feet. I think that was the size of my first apartment in Austin! (There’s even room for a second refrigerator in there.)

The master bedroom is downstairs, and at 22 feet by 14 feet, it’s enormous, with its own sitting area and walk-in closets. The ensuite bathroom is also oversized, with marble tile and custom cabinetry.

Each of the bedrooms upstairs has its own ensuite bathroom, a real rarity. Nearby is the spacious game room, 24 by 18 feet, with a separate media room and wet bar with space for a small refrigerator, so no trips downstairs necessary if you want a soda.

The back is my favorite part of this property—I love a large, covered porch looking out over a yard. This has landscaping, a sprinkler system, and a privacy fence, as well.

So why isn’t this Colleyville charmer selling? Could be the time of year—buyers aren’t as motivated in the winter, and several have told Spillyards they might buy in the spring if the house is still available. It could also be that pesky prairie-among-the-Tudors issue I mentioned above. But really, I’m not sure. What do you think?
