Fantastic Deal: Preservation-Bordering Ranch North of Dallas Going to the Auction Block

When our children were small, we lived next door to the best neighbors you could ever wish for. Our kids were almost identical in age, and they often took all of us to Farmersville to visit their grandparents, which was a huge treat because both sets of our children’s grandparents lived far away, in other states.

From the moment my children and I visited the town, I was fascinated by Farmersville. It was small, pretty, close enough to Dallas (less than an hour northeast), and everyone you met was genuinely friendly and welcoming, just like most small towns. I thought at the time, what a wonderful retreat Farmersville would make for the weekend rancher or just a weekend escape from the city.

Then too, it could be an excellent, wholesome place to raise a family: my children always got outside and ran around, cheeks rosy from the fresh farm air and fishing right on the farm.

Someone’s Going to Get a Great Deal on a Luxe Home in Farmersville Bordering a Preservation!

It could also be a great place to retire. That’s why we have our eye on Lone Oak Ranch: a potential of 115± acres of rolling green landscape and a beautiful home with all the trimmings available for purchase, priced at $3.6 million but going to auction on December 17.  The charming mountain-style country home has three bedrooms, formals, huge chef kitchen, open pool, spa, cabana, horse barn and arena, and huge guest house — this home has everything you’d find in an in-town luxury estate except the killer property taxes and price!

It even borders a preservation property, furthering guaranteeing privacy protection for perpetuity.

Talk about great raw land: the main parcel consists of 90± acres with a five acre fishing lake with gazebo and pier, surrounded by pasture land. Set up for ranching and all the land deductions that go with it, the majority of the perimeter is neatly pipe-fenced with additional cross-fencing and multiple paddocks.

Property Includes Indoor Riding Area and Nine Beautiful Stalls

There is a lighted indoor riding arena with a nine-stall horse barn built in 1996 and is in immaculate condition.

The residence is a countrified, livable 5880 square foot home and guest house built in 1993 out of Utah Log construction, Though the interiors could double for a Colorado mountain house, there is nothing rugged about the interiors’ creature comforts: gourmet kitchen, en suite baths, water-feature swimming pool, spa, cabana, and a three car garage.

The main house features an open living plan with soaring windows taking in all the property. There is a basement for security from storms complete with a tasting wine cellar, exercise room and home mechanical room.

The main story features a great room with a wall of windows, a huge stone fireplace, and outfitted kitchen. There are three bedrooms, all en suite baths, the master boasting a spa-like retreat with huge stone fireplace, garden tub, separate steam shower and patio with jacuzzi overlooking the property.

Overnight Guests? We Can Step a Slew of Them

This home was also designed for overnight guests, many of them. There is a 2800 square foot casita smartly designed as two units to accommodate multiple guests. One side has two bedrooms, two full baths and a private kitchen. The second side has two bedrooms, one full bath and another private kitchen. Both sides share a large great room with wood-burning fireplace and powder room.

Total square footage on both structures under roof is 8,690. And if 90 acres isn’t enough, there is additional contingent acreage that could be purchased to create a 115 acre spread.

“This is a unique chance to own prime property, an equestrian ranch, smack next door to a preservation only 30 minutes from Highway  75,” says Mike Jones, Auctioneer and Broker with United Real Estate Group. “Even more rare is the very live-able, charming home on the property with guest houses, making this the perfect family home or  weekend retreat. The listing is $3.6 million, netting you almost one hundred acres plus a very liveable home and guest house for the price of a luxury home in Dallas.”

The auction does have a reserve, but with the incredibly motivated sellers, one lucky buyer is going to steal a spread in Farmerville.
