Northern Heights is one of those neighborhoods you probably never knew had a name. It’s in a pretty sweet spot — adjacent to Highland Park, minutes from Uptown, and within easy walking distance of the Katy Trail and the many shops and restaurants on Knox Street. It’s also rapidly becoming known for significant modern architectural design, and this sleek contemporary townhome at 4438 Abbott Avenue is a perfect example of urban style with some impressive credentials.

E.G. Hamilton was commissioned to do the Abbott Place development plan, an enclave of four townhomes built in 2006. Robert Meckfessel, President of DSGN Associates, created the floor plans. Among Hamilton’s many accomplishments are NorthPark Center and 3616 Crescent. DSGN has designed Urban Reserve’s 43 Vanguard Way, Fire Station 6, and the LEED Platinum Prairie Creek Branch Library, to name just a few. It doesn’t get much more distinguished than this. Two powerhouses of design that understand not only how to create a modern, low-maintenance, efficient yet elegant homes, but are also consummately skilled at designing commercial spaces. Any architect that has experience in the commercial world is going to bring some very innovative skills to their residential projects.

Each of the four homes was custom built, so even though they have the same design lineage, there is nothing cookie cutter about them.

“The design of this home is perfect for clients wanting modern, low-maintenance living, but who still need a certain amount of square footage to accommodate their living and entertaining needs,” listing agent David Griffin of David Griffin & Company Realtors said.

And you don’t generally find 3,404 square feet in a town home. “It’s quite spacious,” Griffin said. “There is also a big elevator, which is important with multi-level living.” Of course, if you bound up and down those stairs several times a day you won’t need a gym membership.

On the first level of the three-bedroom, three-and-a-half-bathroom home you’ll find something a bit unusual for urban living — a three-car garage. Two stalls flank one side of the entry with a third on the other. The guest bedroom and bath are also on this level. There’s something else you don’t’ find often in Dallas — a complete basement with natural light! Seriously, who wants to climb up to a hot attic when you can pop downstairs, into a nice climate-controlled environment to fetch the holiday decorations? If you don’t need the space for storage, imagine what else can be done with it — an art studio or a giant playroom for the kids! A full basement offers a myriad of opportunities, so don’t limit your imagination.

“I really like the fact the living space is on the second floor,” Griffin said. This floor opens onto two terraces, one uncovered and the other a 23-foot covered space that overlooks Abbott Ave. It’s a great space for entertaining. There is also a study on this level with a private balcony.

The third floor houses the master suite, with a room-sized closet and not one, but two gorgeous bathrooms. One has the soaking tub and the other a steam shower. There’s a guest suite on this level as well.
