It’s a master-planned community so big it took two developers.

Cibolo Homes, a 700-home development off U.S. Business 287 near Eagle Mountain Lake north of Fort Worth is now offering homes developed in a 50/50 partnership with Meritage Homes and Trophy Signature Homes.

Trophy Signature Homes is a subsidiary of Plano-based Green Brick Partners. Meritage Homes, an active builder in the Dallas-Fort Worth area, is based in Scottsdale, Ariz.

The Cibolo Homes community has been in development since 2019 when the two companies closed on the purchase of 700 lots.

Cibolo Homes is another master-planned community that’s moved into a fertile real-estate region north of Fort Worth where buildout seems to be a long way off. From Eagle Mountain Lake to the AllianceTexas corridor to Saginaw, the area has experienced a building boom for the past few years. Behind Austin and Seattle, Fort Worth is the third-fastest growing city in the nation, according to the U.S. Census.

In the case of Cibolo Homes, the 216-acre development will feature energy-efficient houses that range from 1,394 to 3,050 square feet starting from $284,490. The community’s amenities include parks, trails, landscaped open spaces, and a large amenity center with a pool. Cibolo Hills will be served by the Eagle Mountain-Saginaw school district.

The ironic thing you notice about the Cibolo Hills lots — no hills (Meritage Homes).

“We are excited to open the first phase of homes in the highly amenitized Cibolo Hills community in Fort Worth, with easy access to major business hubs as well as local dining and entertainment,” Austin Woffinden, division president at Meritage Homes, said in a statement.

In a 2019 statement announcing the development, Trophy Signature Homes president Stewart Parker said his firm’s building style will resonate with homeowners.

“The proximity to attractive amenities including Eagle Mountain Lake will make Cibolo Hills a treasured retreat for those seeking to live immersed in the bountiful nearby parks and wildlife while maintaining easy access to major employment centers in Fort Worth,” Parker said.
