Another Plano Mall Is On The Path to Redevelopment

Houston developer Triten Real Estate Partners will transform the old Plano Market Square Mall along 75 and Spring Creek Parkway from an outdated 1980s shopping relic into a modern, outdoor-friendly, mixed-use development newly-named Assembly Park.

Recently, another well-publicized mall redevelopment project broke ground a few miles south of Plano Market Square at Collin Creek Mall, located at 75 and Plano Parkway. Mehrdad Moayedi, Centurion American Development Group President and CEO, is behind the $1 billion dollar project.

The new Assembly Park will feature 180,000 square feet of office space, 305 urban-style apartments and townhome units, and 16,000 square feet of restaurant and retail space. There’ll also be a large park on-site with plans for dog parks, an outdoor event stage, and a children’s play structure.

Plano Market Square Mall launched as Outlet Malls of America in 1983 with retail anchor TJ Maxx. National chain stores like Finish Line, Children’s Place, and Famous Footwear kept the halls of the modern-looking structure bustling, but by the end of the 80’s, it was struggling, Joshua Baethge writes for Plano Magazine. (I remember shopping the going out of business sales at Publisher’s Book Outlet and The Card Barn fondly.)

Triten will begin work on the new Assembly Park before the end of the year, they announced this week.

“We believe Assembly Park will offer residents, employers, and the community an offering unlike anything in DFW, with a truly walkable, pedestrian- and family-friendly environment to gather, dine, collaborate and live with a focus on nature in an easily accessible and visible location,” Triten’s John Hardaway said in a statement.

Office space is slated to be completed by the end of 2022, with the remainder of the project expected to be finished by the end of 2023.

Triten has several North Dallas redevelopment projects underway including Work/Shop, a mixed Class A office space with retail and green space located near Belt Line and Preston by LOOK Theater and Mesero.
