This Steal of a Georgian Masterpiece in University Park is Ready For Your Personal Touches

The estate at 4017 Centenary Avenue is not your standard cookie-cutter home. It has grand Georgian style thanks to the original homeowner, who had it custom built in 1995.

“He was very mindful of the layout and didn’t want any wasted space,” listing agent Alan Hamilton of Paragon Realtors says.

That means there are minimal hallways, particularly near the upstairs bedrooms.  For the record, there are four of them on the second floor, all with their own en suite baths.  A space on the third floor was recently redone. This extra living area could serve a variety of uses and as configured with the ability to add a full bath.

Among the highlights of the primary suite are a gas log fireplace and a large jetted tub.  A private balcony offers an impressive view of the pool area. The suite also has a huge walk-in closet and plenty of custom built-ins.

The home is ideal for working remotely.  It has a full wood-paneled office with a built-in workspace and its own exterior entry.  There is also a second mini-office space right next to the kitchen.

That kitchen boasts Wolf convection ovens, a six-burner gas cooktop, microwave, Sub-Zero refrigerator, freezer, and adjoining breakfast area. There is also a wet bar and a laundry room with easy access to the backyard.

The backyard may be where this property shines the most, taking full advantage of the 192-foot-deep lot.

“In the Park Cities, larger lots are always in high demand, and this one is extraordinarily deep, allowing for a really expansive backyard,” Hamilton says. “It’s a rarity to find detached quarters with a full kitchen at back, which is a really nice feature.”

In fact, those visiting friends or relatives may want to stay a while since their apartment above the garage is overlooking the resort-style backyard. It features a covered patio, built-in grill, and outdoor fireplace surrounding a pool ideal for the brutal Texas summer.

This home could probably use a few cosmetic updates.  However, most people purchasing a nearly-$3 million property probably want to add their own touches anyway.  What they won’t want to change is its prime location. The home is smack in the middle of the Fairway between Preston Road and Hillcrest Road within easy walking distance of Hyer Elementary School.

It’s hard to call a $2.9 million listing a steal, but this just might be the rare exception.
