New Tudor homes with old charm and modern amenities are difficult to find, especially in a conservation district. This Greenland Hills Tudor blends so seamlessly into this historic neighborhood it’s hard to tell it was built in 2012.

If we are honest, so many of us want that charming exterior, but we cannot cope with small rooms and the maintenance necessary for a 100-year-old home. This is the best of both worlds in one of the most sought-after neighborhoods in East Dallas.

A Historic Neighborhood

Greenland Hills is part of the M Streets Conservation District, formed in 2002 to protect the historic integrity of this neighborhood. You won’t see a big white box go up next door, but there are provisions for new construction, like this home, as long as builders adhere to the strict design guidelines for the home’s exterior.

Jeff Baron Homes is responsible for keeping charm at the top of his design list when he built this beauty.

“You really have to do a double-take when you see this home,” RE/MAX DFW Associates Realtor Todd Luong said. “Jeff has a great reputation in this area, and he’s created a home that captures the neighborhood’s historic charm.”

Modern Size And Function

The other big draw of a new home is the square footage and layout.

Original historic homes don’t have the 3,039 square feet this one does. Nor do they have living rooms with vaulted ceilings, four bedrooms, three bathrooms, and a powder bath.

Of course, there was also no such thing as a principal suite in the 1920s or oversized tubs and double vanities. And, of course, seldom was there a second floor in this neighborhood.

“Jeff created the upstairs with a railing around it so you can see the entire first floor and feel connected to the downstairs,” Todd said.

The large chef’s kitchen has a beautiful island, plenty of countertop space, a 48-inch gas cooktop, and a high-end JennAir refrigerator.

Fabulous Location

You can’t ask for a better location. This Greenland Hills Tudor is in a sweet spot between great shopping on Knox Henderson and some of the best restaurants and bars in Dallas on Lower Greenville. It’s also a highly walkable neighborhood with Glencoe Park and the Katy Trail nearby.

Todd Luong listed 5354 Vanderbilt for $1.499 million. Of course, it flew off the market! The market for move-in-ready homes has not softened one bit.

The speed at which this Greenland Hills Tudor went under contract is an excellent example of why you need a RE/MAX DFW Associates Realtor on your side.
