Up in Richardson, we have our people. Ebby Halliday’s Cynthia Robertson is one of them. She’s a bit of a legend. Been doing it a minute and kind of knows the whole city.

Cynthia’s also one of the nicest, friendliest, most genuine people you’ll meet. An absolute delight to talk to and she knows her listings well and loves them dearly.

This one is a three-bedroom, two-bathroom, one-living room 1955 home in Richardson Heights. Robertson said she calls these little houses “little soldiers” because they’re so well built. It’s a classic pier-and-beam house with a bit of a twist.

Robertson said it can be a two-bedroom home with two living areas or a three-bedroom home with one living area, which is how it’s currently set up. The optional room is huge so right now it’s being used as the primary bedroom. It’s very unusual for a house of this era to have two living rooms, so the original owners were probably into the cocktail crowd.

The current owner, however, is into updates. She likes to do it all and Robertson said she’s taken it “almost to the studs.”

In the kitchen it’s a top-notch remodel with deep cherry cabinets and a stunning mother of pearl backsplash that Robertson said is even prettier in person.

All the hardwoods are original and refinished to a beautiful satin finish. Gorgeous windows, custom blinds, hexagonal penny tile in the bathrooms, gray marble-look tile, quartz countertops, Delta faucets, and “space-saving pocket doors.”

Love a freaking pocket door.

On top of all that, the house has been rewired with a tankless water heater added in the attic, roof replaced, AC replaced, crawl space fan added, sprinkler system added, board-on-board fence, fresh exterior paint — and even with all that I’ve barely scratched the surface on the updates list. It’s a list that leads off with, “Owner moved in 2012 and spent 10 years updating and improving.”

It’s also located in Richardson Heights, a cute, quiet little trendy pocket in Richardson within walking distance to Communion, Greenville Avenue Pizza Company, Haystack Burger, and Alamo Drafthouse.

Robertson has 623 Nottingham Drive listed for $399,000.
