Ethan Stegich and Jeff Stegich founded 3rd Street Custom Homes 15 years ago and focused primarily on building a Craftsman-style product. Since then the firm has ridden the waves of the market and has honed its skills, earning 3rd Street a spot in this week’s Dallas Builders Association Member Spotlight.

What location or area do you primarily build in? What about the location makes it especially attractive?

Richardson and North Dallas are our primary areas. The established neighborhoods and established trees make these areas highly desirable. But the Richardson School District is what really brings people to the area.

Prairie Creek and Brentfield Elementary are ranked in the top 50 of public school elementary schools in the state. Although we focus on these areas, we have recently completed homes in Grapevine as well as East Dallas and Lakewood.

What’s your go-to architectural style? Traditional? Contemporary? Old World? Modern?

Although we have built a variety of homes with many different styles. We have seen an increase in demand for Transitional style.

We originally started this company building craftsman style homes, but as demand for clean sleek lines has evolved, we have grown to love the modern and contemporary styling with transitional features.

With a lot of our most recent builds being Transitional and Modern, it has allowed us to explore new creative ways of accomplishing sleek and modern, but still allowing us to emphasize the details. 

How does your company provide value to your clients? 

Our biggest asset is having the ability to be hands-on builders. We are on the jobsites every day. Whether we have two projects or 10 projects going on at the same time we make sure to visit all our job sites daily. By doing this, we are able to solve any issues that arise as well as being 100 percent aware of the progress we are making.

Along with that, we have done a majority of the work ourselves in the past, so we know what we are looking for to ensure the correct build process.

Our Cost-plus budget approach also allows us to guarantee that our clients are getting the best prices through our subcontractors, by being an “open book” our clients can clearly see the savings they are getting.

Have you received any recent awards? What for? From whom?

We have been features in Modern Home Builder magazine for the past two years on several different projects. 

Considering the competition, how does your brand distinguish itself?

Our best characteristic that distinguishes us from the competition is our ability to build a True Custom Home. Our attention to detail is what really sets our homes apart and allows us to set expectations with our clients and then exceed expectations when we are done.

All the features in our homes are not pre-established choices, we are able to design as we go to ensure that our clients are getting exactly what they want. It also allows us to change items until our clients are completely satisfied with their product. By providing our clients with different options at different price points we are able to make different decisions for different budget allocations.

What does be a member of the Dallas Builders Association do for you and your business?

Being a member of the Dallas Builders Association has allowed us to adapt to changes in the construction in industry, it has also allowed us to surround ourselves with likeminded builders/individuals that share the same battles in our industry. It has also opened up our building process by being able to find new vendors and subcontractors to assure that we are on the forefront of the industries newest technology and innovations.

What is the biggest challenge you face in the current market? What are you doing to overcome it? 

Our biggest challenge is developing new homes in old established neighborhoods. Unlike areas with lots of new builds going up we have several challenges that affect us building in old established neighborhoods.

With 90 percent of our neighborhoods being older homes we constantly battle appraisal issues as well as the pure amount of demand of someone willing to build in a neighborhood where new builds have not been entirely established.
