Susan Baldwin Named No. 1 Individual Agent at Allie Beth Allman & Associates

Susan Baldwin, executive vice president at Allie Beth Allman & Associates, knows that every part of a real estate agent’s business plan is important when helping sellers and buyers, but service and a proven integrated marketing plan are at the top of the list. 

Baldwin recently was named the No. 1 individual agent at Allie Beth Allman & Associates for 2022, finishing the year at Dallas’ premier luxury real estate firm with over $100 million in sales. 

“Last year was certainly a challenging year in real estate for various reasons and I am so grateful to all my clients and to my incredible staff and marketing team who helped me reach this milestone,” Baldwin said.

Baldwin left another real estate brokerage firm several years ago for Allie Beth Allman & Associates because of the company’s outstanding brand and reputation and strength of service in the Park Cities and Preston Hollow neighborhoods. She promised Allie Beth Allman when she joined that she would one day be the firm’s top-selling agent. 

“I never give up for my clients,” said Baldwin, who also worked for many years as a commercial real estate attorney. “I spent so much of 2022 the old-fashioned way — on the phone talking to clients and other agents and we got our sellers what they wanted and we were able to find our buyers great homes in a low-inventory market.”

Baldwin embraces new tools and technology, provides research and sales data to sellers to set the correct price, and never deviates from tried-and-true business and strategic marketing plans. Last year, she helped clients in almost 20 zip codes.

“I’m fortunate to have great support that can help me stage a home, if necessary, to show it and highlight its great features, and I have a great marketing team that creates and implements an outstanding multiplatform, multimedia marketing plan,” she said. 

That plan includes great architectural photography and videography, and captivating drone aerial footage, when appropriate, for all the platforms — print, e-cards, and social and digital.

“My marketing is what sets me apart from other agents along with the full service that I can provide my clients,” Baldwin said. 

She also credits the friendships and relationships she has cultivated with friends, clients, and fellow agents, in sustaining and growing her business. She has lived in the Park Cities for years and has raised two daughters with her husband Jim in the Highland Park schools. She is now helping clients sell their parents’ homes or assisting their adult children find their first home. 

She said 2023 has started with continued low inventory and that competition still exists in most neighborhoods. The challenge to find homes for her buyers only invigorates her.

“It is so rewarding to see clients in their new home in a great neighborhood beginning to create memories that will last a lifetime,” she said.
