In 2020, The Warner Group sales are $50 million year-to-date, sold and under contract.

Whether she’s in sky-high Jimmy Choos or rubber Hunter boots, don’t bother trying to out-run Compass agent Suzanne Warner. The accomplished real estate pro is always going to be one step ahead.

She recently closed on the final developer property at 505 Ranch Club, an exclusive community of 56 private waterfront homesites on the banks of Cedar Creek Lake. Along with being the sole listing agent for the exclusive community, Suzanne also consulted on the design and build of several homes currently under construction.

“The interest in lake properties has been off-the-charts. As part of her marketing-centric strategy, Suzanne didn’t hesitate implementing the unique and unconventional: Think private helicopter tours, pop-up chef tastings, and a water sports exhibition. She also hosted an on-site skeet event co-sponsored by Beretta. Adding yet another dimension, fellow Compass agent Amy Farris joined The Warner Group, leveraging success from her experience at Long Cove Development at Cedar Creek Lake.

“Combined, we have a huge database of high-net-worth clients,” says Suzanne.

Events were supplemented with a more standard marketing approach, including print and digital advertising, social media, and direct mail. “Fortunately, right before COVID hit, we had mailed out a multi-page lake brochure to five thousand Park Cities and Preston Hollow households,” says Suzanne.

For the former Stanley Korshak retail executive, impeccable timing and out-of-the-box thinking is second nature. Twenty-four years of luxury brand experience provided a seamless transition into luxury real estate.

As a buyer, she spearheaded the growth of high-end menswear collections, including Kiton and Ermenegildo Zegna. Suzanne also ranked among the store’s top producers, with sales well over $1.5 million annually.

“You have to connect with your clients. It’s all about matching the right people with the right product,” she says. “I built amazing relationships. I am very blessed.”

In 2015, she added Director of Marketing and Social Media to her Korshak CV.

“Exceptional product is a given. But you need the whole package—merchandising, strategic planning, advertising, public relations, and event planning.”

In the case of merchandising high-end properties, that typically translates to sought-after extras: premium views; private, oversized lots; an abundance of recreational activities.

“You have to be passionate and sell the lifestyle of a property,” says Suzanne. “At 505, it was about marketing the year-round lake and ranch experience.”

With her 505 Ranch Club project now complete, Suzanne has several more plans in the works. While continuing to sell high-end homes in the Dallas market (including a new $3.3 million Park Lane listing), she is launching a lock-and-leave lakefront condominium project and studying for her Colorado board. Future plans include tapping into the mountain home market.

“It’s a fast-paced life. You’ve got to keep moving to stay ahead.”

Most passionate about? Professionally, making clients happy through tenacity and a strong work ethic. Personally, my spiritual life.

Three qualities that got you where you are? Persistence. Surrounding myself with intelligent people. Sense of humor (I make buying fun).

If you weren’t a Realtor? I’d be an interior designer. I should be in a 12-step program for remodeling.

What work would you do for free? Supporting my charities: One Man’s Treasure and Exposed, a bi-annual event I founded and chaired, benefiting the AIM at Melanoma Foundation.  

Bucket list? Helicopter skiing.

Best advice? Start at the top.

Who do you admire? Women in business. We wear many hats.
