The expansion of the Texas A&M University campus in downtown Fort Worth will be a boon for Cowtown housing.

Expansion seems to be literally smart business in North Texas. Currently, major construction projects abound in North Texas universities, and the by-products are:

  • Educated people
  • More jobs
  • Housing needs

So today let’s talk about the housing needs around the Fort Worth side of the planned undertakings. Ground was broken on June 4 for Texas A&M University’s downtown Fort Worth expansion. Tarleton State University, which already has an 80-acre campus in southwest Fort Worth, plans to hold classes in the fall of 2024 in its new Interprofessional Education Building. Construction also is underway on Texas Christian University’s Anne Burnett Marion School of Medicine, adjacent to Fort Worth’s hospital district and the Near Southside.

As the building ventures are a lot to get excited about, their completion will result in a lot of positive progress, including in the real estate business. Educators, administrators, students, and all their auxiliary cohabitants will need places to live. Let’s start resolving that problem by previewing open houses this week in Cowtown.

1809 Western Avenue, Fort Worth

This house sits in a gorgeous Fort Worth neighborhood covered with lush trees and “Leave It to Beaver” sidewalks. Hardly meant for a college student, this hacienda is suited for someone in charge of the university. It’s an easy 10-minute drive to either the downtown A&M campus or the TCU School of Medicine. Should that college administrator need to take a business dinner, River Crest Country Club is just a stroll away.

Built in 2005, the home’s 4,300 square feet contains four bedrooms, four full bathrooms, and a half-bath. Should the new homeowner need to entertain faculty, this house with its hardwood floors, formal dining room, wet bar, and wine cellar would be great for a group gathering. The living room offers a cozy fireplace, and the covered porch features an outdoor fireplace, too.

The owner’s suite is downstairs, and there’s an office for those work-from-home days. All three upstairs bedrooms feature ensuite baths. The price for this Spanish home built by HGC Residential Development is $1.899 million.

A fireplace makes the living room a great place to read a textbook.
The home’s wet bar offers ample space for entertaining.

This home, listed by Realtor/broker Martha Williams of Williams Trew Real Estate, will be held open from 1 to 3 p.m. Saturday.

2600 Lipscomb Street, Fort Worth

Living in this charming 1920s house will put you about 10 minutes from the downtown Fort Worth Texas A&M campus and about 10 minutes to the TCU medical school. And here’s a bonus — it’s in the historic Ryan Place neighborhood, home 100 years ago to many of Fort Worth’s prominent families.

This craftsman retains the charm of the 1920s but is updated for the 2020s.

The 3,175-square-foot two-story still retains all the character from that period. It boasts a spacious front porch, beautiful millwork, and hardwood floors. The Craftsman did receive a complete facelift in 2016 and now boasts an open kitchen with quartz countertops, beautiful wall colors, and updated bathrooms.

The house, listed at $779,000, offers three bedrooms and three bathrooms, but there’s oh-so-much more to like about this property. Its detached, two-car garage includes an office, a half bath, and a workout space. Above the garage rests a studio apartment with its own entrance. Wouldn’t a college student just love to live here?

This Ryan Place craftsman was beautifully remodeled in 2016.
The kitchen island, complete with a vegetable sink, opens to the living area.

Agent Gwendolyn Harper with Briggs Freeman Sotheby’s International Realty will hold this open from noon to 2 p.m. Saturday.

6801 River Bend Road, Fort Worth

With the Chisholm Trail Tollway, it’s an easy drive from this house to Tarlton State’s southwest Fort Worth Campus, since this modern, streamlined home just happens to be very close to the parkway. https://www.zillow.com/homedetails/6801-River-Bend-Rd-Fort-Worth-TX-76132/29198167_zpid/ It’s a speedy commute to southwest Tarrant County campus. The location, a corner lot in Meadows West neighborhood, also is super convenient to a lot of Fort Worth’s cool spots—the Trinity Bike Trail and The Shops at Clear Fork.

Iron doors, clean lines and white stucco bring the modern vibes to this house.

The white stucco exterior, arty iron doors, and modern hardscape make this 3,269-square-foot contemporary an eye-catcher. Inside, the cool factor continues with glossy finishes, clean lines, and loads of natural light.

The home, listed at $950,000, features four bedrooms, three full bathrooms, and one half-bath. Anyone wanting to whip up dinner for a faculty meal will love the kitchen featuring a center island, stainless steel appliances, and loads of storage. Eating options include a breakfast bar and a dining room.

A wall of windows allows natural light into the living room and a great view of the pool.

The living room’s wall of windows floods the living room with light and provides a great view into the backyard pool. The very contemporary pool would be just the place to relax after a busy day on campus.

Listed by Devon Reyes and Alberto Reyes with League Real Estate, this house will be held open from 2 to 4 p.m. Sunday.
