I have a list of most favorite house styles in the Universe and at the top is mid-century modern. Up next, those sweet, sweet 1970s. I think it’s a super underrated decade of home. The straight lines, interesting angles, vaulted ceilings, loads of character, but modern in so many ways. If there were ever a good intro to why to love that era, it’s the latest listing from Dave Perry-Miller’s Sally Nobleman and Sheri Wood. It is killer from top to bottom and her and I swapped gushing commentary. Here’s what we loved the most …

The walk up with the coolest little atrium out front. That’s another super 1970s feature – an atrium. This is tucked on the exterior behind a wall. That wall also adds a ton of privacy from the street, but once you step into the little nook of gravel and green, you’ll see plenty of windows. That’s why it looks so private on the outside but is so bright and airy on the inside.

Nobleman’s favorite feature is the floor plan. It’s split with two bedrooms on one side of the house and the Primary plus a fourth bedroom on the other side. It’s perfect for everyone – families, singles, doubles, couples, empty nesters, and beyond.

The kitchen, living, and breakfast spaces are open and perfect for entertaining. The rest of the house is delightfully private. The luxury vinyl plank flooring is gorgeous and has the lowest maintenance and is the easiest to maintain. The wood-lined ceilings add to the grandness of the vaulted ceilings. And that’s one thing the owner actually nailed – she kept the integrity of the home … all the 1970s details that we love…but enhanced them.

Nobleman said this one has everything buyers are looking for and all the updates are exactly right. Plus Pella windows and doors, two recently replaced HVAC units, replaced roof and gutters with leaf guard and replaced the electrical panel with a surge protector. That’s the big-ticket stuff that no one likes to replace so don’t, it’s already been done.

It’s located in Northeast Dallas and feeds into Merriman Park Elementary and that’s a real IFKYK.

Nobleman will hold 9442 Hilldale Drive open from 1 p.m. to 3 p.m. Sunday. It’s listed at $799,000.
