Design Your Own Townhome In New Wylie Mixed-Use Development

The housing stock in Wylie – more of a Plano suburb than Dallas – includes single-family homes near a cute downtown in a city with two public high schools and some upscale developments. There are not a lot of apartments and even fewer rental homes.

As Collin College continues to expand in the area – a new campus is slated to open on Country Club Drive in Fall 2020 – there’s a need for smaller, affordable housing units.

A Walkable Community

The concept of walkable communities was introduced decades ago and has had some success in heavily populated urban areas. The idea is that tenants or homeowners in the community can go to work, mail a package, pick up a gallon of milk, watch the game, enjoy a quick bite, and make it home for a good night’s sleep without having to get in a vehicle.

While not entirely feasible for every person all the time, it’s a great idea.

The District is slated to offer townhomes adjacent to commercial and retail spots on Highway 78 south of Alanis Drive in downtown Wylie.

A variety of units tailor-made to the occupants’ needs are expected to be ready for move-in by the end of the year.

The 19-acre, $60 million development includes apartments “stacked on top of the businesses for easy access,” said DeDe Belz, a marketing representative for the new development.

Sale prices for townhomes range from $273,000 to $313,000, Belz said.

“The District will feature luxury single-family townhomes and unique apartments mixed with large and small commercial businesses that will provide exceptional shopping experiences and fine dining,” Belz said. “Several full-scale parks are available now in the complex, and a river walk will be the highlight of this fabulous development.”

Walk This Way

The District is a dream come true for a young professional – even if you have to commute out of town for work. Events in the area include the Wings and Wheels Car Show, Movie in the Park, Wine Nuts, Concert in the Park, and periodic farmers’ market gatherings.

Downtown Wylie is home to coffee shops, an old-fashioned creamery, and a handful of unique boutiques. You can buy a wedding dress or a wig, have your watch repaired or pick up a copy of the local weekly newspaper, without an Uber driver or your own set of wheels.

Prospective townhome buyers at The District also have the unique option of making design choices while the units are still under construction.

“We are able to offer pre-sale discounts because when we plan the build-outs and construction details up front rather than after the fact, there are fewer changes and adjustments to be made,” Belz said.

The District is gated with a swimming pool, pavilion, barbecue grill, and basketball courts. The area is five miles from the 190 Turnpike and 30 minutes from Dallas.
