2636-Gladiolus-extOh Lordy we love our readers who tip us off to great listings like this one, which is fresh on the MLS. Dallas is chock-full of beautiful mid century modern masterpieces, and this pup at 2636 Gladiolus is a real charmer. Brettonwoods is right near Kiestwood, a charming neighborhood of more than 400 homes built between 1950 and 1965. Brettonwoods, like Kiestwood, boasts Kiest Park, a 248-acre public park, super proximity to the Bishop Arts District and zippy access to downtown Dallas.

First of all, the lot: huge. 1.02 acres. No, that is not a typo. And it’s treed and has some topography, too. The 1950’s-built home is a little over 2,000 square feet, with two bedroom, two full baths. No powder room, boo. (Just pee outside? Guys love it!)

But take a look at the windows and the three-sides wrap around it and “get cozy” fireplace! There are 39 feet of glass overlooking that backyard, and they are thermal, thank you Jesus.1-1024x768

(Can’t lie: Not sure if I like the refrigerator so far from the cooking area.)The floors include hardwood, tile and and some laminate, which, if recent, is not bad. The new laminate woods are gorgeous. The garage appears to have been converted into that large room with the washer and dryer. If that bothers you, convert it back. Or there is oodles of room to add a new garage or carport, which could double then as an outdoor entertainment pavilion. You could sure have a killer party in that yard!

And the square Kohler tub! I also wax nostalgic for those wooden sliding closet doors, every home I lived in as a child had them. Other updates include a sprinkler system, tankless water heater, and new composition roof (used to be tar and gravel). The other bath, the Master bath, is updated with Toto, Danze and heated floors which sound great right about now. Listed with Decarla Anderson of Nathan Grace, and asking is $440,000. The home sold just two years ago for $257,485. with an asking price of $245,000. Can you say bidding war?
