What Makes a Listing a High Caliber Home?

For a lot of people, Friday is their favorite day of the week. It’s the precipice before the weekend — two blessed days off! But for me, my favorite day of the week is Wednesday because it’s the day I get to bring to you, our dear readers, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans. When we go looking for High Caliber Homes to feature each week, we take a snapshot of the market and pick out one home that offers something more, whether location, architecture, interiors, marketing, or value. 

So, what exactly makes a listing a High Caliber Home?

Let’s use the home above, a Lakewood modern built by Marlon McMakin with Modern Custom Homes at 6420 Kenwood Dr. This is a design that lives open and abundant, right from the front door. The angular, modern architecture gives this property plenty of curb appeal, with a rooftop terrace overlooking one of Lakewood’s favorite streets. Not only that, but there are so many extras in this 2015-built home, such as an epic master closet complete with a fireplace, plus plenty of room outdoors for entertaining.

Another fabulous example is this incredible modern in Kessler Woods. Constructed in 2005 as the residence of Kessler Woods’ own developer, Matt Holley, 2203 Kessler Woods Court was a commission for notable Dallas architect Patrick Hammers. He was tasked with designing a spectacular modern home with three stories of soaring glass that offer panoramic views from just about every room in the home. 

“The home has often been referred to as ‘The Terrace House’ as it offers three terraces, one for each floor,” said listing agent Courtney Tauriac. “These outdoor spaces offer a unique experience specific to their location.”
 
One of the unique experiences is the views of downtown Dallas’ iconic skyline.

When it comes to value, some of the biggest can be found in the sustainable development in Northeast Dallas called Urban Reserve, where we found this relatively budget-friendly modern from AIA award-winning architect Russell Buchanan. 

Located on a plum lot in the wonderful sustainable and modern development Urban Reserve, 29 Vanguard Way offers exceptional views, amenities, location, value, and style all wrapped in Buchanan’s trademark lines and angles.

“Russell Buchanan is a blue chip architect and to be able to purchase one of his designs for under $700K is a unique opportunity,” said listing agent Ed Murchison, who priced this gorgeous home with a courtyard pool and gorgeous kitchen at $699,000.

Size isn’t everything, so sometimes you’ll find our High Caliber Homes to be design heavy but light on the square footage, like this Old Lake Highlands Midcentury Modern. Inside you’ll find a wonderfully, sensitively updated Gold Medallion Home in the Lake Terrace area of Old Lake Highlands. 

The home benefited from the keen eye of Jennifer and Joshua Rice, who brought the home into the 21st Century without losing its 1950s charm. 

“This is a charming, midcentury gem that has been professionally redesigned to capitalize on space,” Joshua said. “The thoughtful layouts, bright open spaces, and considered, thoughtful materials combine to make the space feel substantially larger than it actually is.”

Of course, sometimes a High Caliber Home is all about the story, like this Oak Park Estates ranch. When Warren Farmer purchased this 1958 Oak Park Estates ranch from a friend, he already had a vision in mind. The home, which had some issues hiding beneath the flooring and walls, turned out to be a project that was ripe for a full-on transformation. 

“This was kind of my pet project,” Farmer said of 1532 Trailridge Drive. “In several places, we took it down to the studs. There was some water damage that happened over the years, and we repaired all of it. It’s mostly new.”
