Robert Elliott’s Latest University Park Luxury Transitional is a Smash Hit

There is a great deal of new construction going on in Dallas, especially in the luxury home market. Guess who is doing it exactly right? Daltxrealestate.com Approved Builder Robert Elliott Custom Homes. Their University Park luxury transitional at 4328 McFarlin Boulevard hit the market last week, and it is everything luxury home buyers are looking for today.

Elliott worked with Brent Slocum of B.K. Design Studio to create a home that is not just beautiful, but also makes sense for a growing family. With 7,545 square feet, five bedrooms, five bathrooms, two powder baths, and zoned for Highland Park ISD‘s Bradfield Elementary, it doesn’t get better than this. It’s also on a large corner lot off of Armstrong Parkway, so plenty of room to add playscapes, toss a football, or put in a pool.

What caught my eye about this house, however, is the detail. Elliott and Slocum added in character and that sets this University Park luxury transitional apart.

Slocum was inspired by architect A. Hayes Town, who was best known for his distinctive residential designs in New Orleans. It’s easy to see that inspiration begins with the façade. A generously proportioned front porch allows you to sit out front, comfortably keep an eye on the kids, and visit with your neighbors. There is a very active front yard lifestyle in the Park Cities, so it’s lovely to see that was taken into consideration.

The pecky cypress ceiling in the entry is another charming element that adds character and warmth. What seals the deal for me, though, is the use of antique brick in the home. The house has all of the modern elements we know create a hot property, but it’s so much more because of the details that create character. For instance, you are almost caught off guard by the beautiful antique brick wall in the breakfast room. Then you turn a corner to find antique pavers in the mudroom. Both of these, as well as accents on the rear of the home, were done by Artistic Masons. These are the details that make this University Park luxury transitional warm, inviting, and unique. It takes a deft hand to mix the old and new and get it right, and as I said, Elliott gets it right all the time.

A couple of other things caught my eye. One is the built-in window seat that runs the length of the master bedroom. If you are old enough, you’ll remember when this was seen in a lot of homes in America, so I’m glad to see it is making a comeback. It makes total sense as you get a ton of usable storage space and don’t block the view with unnecessary furnishings. The other thing I love is the coffee station between the master bedroom and bathroom. If you’ve ever experienced the luxury of not having to pad downstairs for a cuppa, you’ll know this is a feature every home should have.

Part of getting it right is, of course, staging a home. Elliott has an in-house team to ensure his homes look and feel move-in ready. The talented Poppy Bourg and Jenny LePoris have created a look that resonates with today’s luxury buyer and allows them to understand instantly how this University Park luxury transitional lives.

Building luxury speculative homes that people can’t wait to live in is a nice niche.

“We are as busy as we have ever been,” The Associates Realty listing agent Ty Vaughn said. “We’ve put $13 million under contract to close in December, all speculative homes. It’s a good sign for things to come!”
