He also knows the Dallas-Fort Worth market like the back of his hand because he’s lived here for more than 40 years.

In other words, Luong is a Realtor with experience and knowledge who understands marketing, and this is the “it” factor in my book.

“It’s not mysterious,” Luong said. “It’s about having the home presented in the best possible light online. I think a lot of agents still don’t do that, even on luxury listings. Staging is the first thing you need, and I believe it’s so important I pay for it on my listings. Then you need a cinematic walk-through video tour with music and a 3-D tour. I also provide aerial drone photos and floorplan diagrams with measurements. Having these elements in place engages buyers. The more media you have, the more content you can offer. This means you have greater engagement with the property, and people are more likely to schedule a showing. Marketing a home today is about being visible and easy to see online.”
