This ICF In Anna Is W-O-W

Are you familiar with Anna? Not Sorkin with the greasy hair and sordid scams. But Anna, the city north of Dallas, Richardson, Plano, Allen, McKinney, and Melissa. That’s a lot of “norths.” But Anna is also south of Van Alstyne … and Oklahoma, so there you go.

Here’s the deal out there. There’s a lot of land and it seems to hold a draw for contemporary types. People who love a modern home and like to spread their little city wings. The latest one that I literally cannot stop thinking about is 2925 Winding Oaks Trail. It’s a 4,200-square-foot insulated concrete form (ICF) home set on 5.5 acres. There are three bedrooms, two bathrooms, one living area, and one dining area. And it’s over 4,000 square feet. Think on that a minute. That means those rooms are HUGE. There’s a loft that can be an additional bedroom, office or Peleton shrine. It’s really up to you.

Now, to double back even more, let’s talk ICF. According to your friend and mine, the Internet, ICF homes are, “becoming a more common way to build homes. This innovative building material is typically made of blocks of polystyrene foam with space between to pour a concrete wall.”

What else you got, Internet? “ICF construction costs about 3 percent to 5 percent more than a typical new home and land in today’s market.” BUT. Big but, “In simple terms, ICF construction generally cuts energy bills in half. If additional steps are taken, such as adequate attic insulation, quality windows and doors and a properly sized, high-efficiency HVAC system, the savings could be even more.”

There are a few disadvantages, too. One of which is difficulty remodeling. If you ask me, NOT A PROBLEM HERE because this 2008 construction pretty much nailed it out of the gate. It’s just so dang pretty with loads of natural materials, an intentional “unfinished” finish out and both swerves and curves.

The most mega of which is a vintage grain silo relocated from a local farm. There’s even a metal shop that’s spray foam insulated with an unfinished game room and adjoining bedroom and bathroom upstairs.

Top it all off with over 2,000 square feet of concrete patio where you can wander gracefully, take in the sights and sounds and breathe a sigh of relief that remote working is most definitely a thing. Rogers Healy and Associates Kaitlin Lindley lists 2925 Winding Oaks Trail for $1.075 million.
