There’s no bigger compliment for a builder than having a buyer want a property that’s already under contract. Just ask Joseph Pytcher. His clients were so enamored by the transitional Briarwood home he’d built and sold they commissioned one of their own.

It worked to their advantage. “The homeowners were able to get the exterior and floor plan of the original, but customized to their personal taste,” says Joseph.

At just over 4,500 square feet, the five-bedroom, four-and-a-half-bath Ridgelea home is the ideal blend of style and functionality.

A welcoming (and impressive) entry sports a cool circular brass chandelier. Directly adjacent, the all-white home office has tongue-in-groove ceilings, built-in bookcases, and a hidden room. Throughout the first floor, tall ceilings and custom-stained white oak hardwoods provide a spacious, airy feel.

The stunning gourmet kitchen is a hub for gathering and entertaining. Platinum black quartz countertops, custom pendant lighting, individually-lit drawers, and full-inset shaker cabinets with mounted lighting and brass hardware are among the many stand-out features. Top of the line appliances include a 60-inch Wolf range with custom vent hood and Sub-Zero refrigerator. An adjacent bar has floating shelves, a wine refrigerator, and Sonic icemaker.

A see-through gas fireplace separates the living and dining areas. Large accordion doors open up to what Josephs calls the “heart of the home”—a heated outdoor oasis, complete with kitchen, fireplace, and majestic pool and spa. Built-in mosquito screens add to the home’s indoor/outdoor ambience.

“I love everything about the pool and the finishes,” says Joseph. “It all comes together for this family and their needs.”

The comfortable primary suite sports 12-foot ceilings, views of the pool, and his-and-her closets. A spa-like bath has heated floors, a free-standing soaking tub, oversized walk-in shower, and quartz-topped vanity with back-lit drawers. All bedrooms include remote access storm shutters.

The upstairs features both a game and a media room.

Upstairs is a mecca for family living. A game room, wired for multiple televisions and speakers, has a wet bar with floating shelves and a drink fridge. A separate media room features a projector and stylized lighting.

The second level also sports four additional bedrooms and three full baths. Rooms are arranged so kids will all have their own space.
