Let’s head down to Lower Greenville to check out this little stunner on Llano Avenue. Llano? LLANO. Killer location. Walking distance to Terelli’s, and Tietze Park and Pool just a few steps in the other direction. It’s tucked away yet close to it all and there’s a lot to love about this one.

It was built in 2015 and it’s a pier and beam!! Now there’s a great debate on foundations, but if you’re Team Pier & Beam, you totally get it. The way cool thing about 5723 Llano Avenue is even though it’s newer construction, it fits the feel of the neighborhood. Expansive porch out front, big backyard with a putting green, and a gate that runs along the alley for extra space and privacy.

That means it’s a rear garage, too, which is ANOTHER debate, but I’m all in on alleys. Inside, you have all the wonderful, wonderful custom details you find in newer construction. Nice big rooms, a LARGE kitchen, closets, and that nice general newness. Hardwoods throughout the house, modern paint colors, lots of lovely neutrals, big ol’ bathrooms, and our beloved double sink vanities.

Upstairs you’ll find the primary bedroom with a loft right outside that you can turn into an exercise room, an office, a nursery, a study, a playroom, or a place to keep your essential oils. Whatever you want. It’s yours. It also creates a nice separation if you want to keep kids or company downstairs.

There are also two living areas and currently one bedroom is being used as a third living area. Want to turn it back into a bedroom? It’s easy. Just pop those doors back on and you’re good to go.

This home has been exceptionally well maintained and it was great to begin with, but the current owners made it even better. They added a new roof and gutters in 2020, a sump pump, and added some energy efficient updates. I’m sure this one will go quickly so if you’re interested, snag it.

Dave Perry-Miller’s Michelle Foreman has listed 5723 Llano Ave. at $799,000.
