The New Mullican Place Ranchettes Offers Beauty on the Bluebonnet Trail

Every April, thousands descend on the scenic Highland Lakes region of Ellis County, to celebrate a flower so special it’s inspired one of Texas’ longest-running festivals and even its own urban lore. The 71st annual Ennis Bluebonnet Trail guides visitors along 40 miles of hills and pastures so wildflower-laden that the landscape is positively carpeted in blue. Located directly on the Bluebonnet Trail, you’ll find a new luxury ranch community that’s as quintessentially Texas as bluebonnets are — the Mullican Place Ranchettes.

The idyllic pasture located just 30 minutes south of Downtown Dallas holds a special place in owner and developer Gene Robinson’s heart. For years, Robinson and his family have enjoyed the colorful displays of wildflowers — both blue and pink (yes, pink bluebonnets) — surrounding the family’s Bar-M Ranch along FM 660.

“We’d pack a picnic lunch and enjoy the sights, soaking in the natural canvas of wildflowers,” Robinson says. “Photos of these fields full of bluebonnets don’t even do it justice.”

Long-Time Land Owners

Robinson and the Bar-M Ranch, named for the original Mullican family from Ellis County, can trace land ownership back to 1881. That’s only 50 years after the original Mexican land grant was issued to Rafael de la Pena (that’s the subdivision name you’ll see on official county records.) Back then, this land was still Mexico as Texas’ independence came two years later. An interesting fact, sure, but what this tells us is that this Ellis County parcel has been looked-after and well-maintained for generations.

Now for the first time, the historic Bar-M Ranch is developing a portion of these green pastures for a new luxury ranch community called Mullican Place Ranchettes. There are a limited number of homes available on premium 10-acre ranchettes — the term for single-family ranch estates of smaller acreage — with a 2,700-square-foot home starting at $700,000.

These 10-acre ranchettes are clear and flat pastures with unspoiled country vistas that are perfect for building a new luxury estate and accessory buildings. There’s water and electricity on site and easy state highway access. And because daltxrealestate.com knows new residential builds so well, we can tell you that having land that’s flat, clear, watered, and connected like this is a huge time- and money-saver.

But more than that, 10 acres leaves you with a lot of options. Build a generational family compound. Or opt for a roomy Preston Hollow-esque luxury estate with a guest house. Add a private country lake. Or build every recreation you could ever want at your ultimate second home.

For equestrians, there are a few famed equine facilities near here — the ranchette’s varied topography offers well-maintained options of clear open flat pastures for riding or steeple courses, or gently rolling hills.

But the best way to envision what a 10-acre ranchette could be is to see the land yourself. Gene Robinson will be on-site every weekend in April to answer any questions you may have.

So make your way to Ennis down I-45, meet Gene Robinson at the property [Google Map], and enjoy the Ennis Bluebonnet Trail while you’re there. Visit MullicanPlaceRanchettes.com for more information or email Gene Robinson at info@MullicanPlaceRanchettes.com.
