In February 2019 Tarrant County Tuesday introduced you to the latest designated Urban Village area in Fort Worth called Six Points.

According to the City of Fort Worth website:

“Urban Villages are small geographic areas (usually one square mile) zoned for dense, multiple-use development that is mass-transit and pedestrian-friendly. Parks, business, entertainment, homes and stores – all within walking distance of each other in an area with a consistent look and feel that emphasizes the culture and heritage of those who call it home. A city within a city.”

Six Points is growing in popularity, with new apartments, restaurants, local stores, updated parks, and walking trails — as well as new residents. The Bluffs at River East is the only new single-family housing development that is part of Six Points. After just over two years, The Bluffs is nearly sold out of inventory and making a huge impact on the area.

“We completed the first homes in The Bluffs in March 2019,” explains realtor Joseph Berkes of Williams Trew Real Estate — Berkes and his team of realtors represent Dallas-based builder, Havenwood Homes. “We knew we had a great product and location, but it took a while to gain momentum. This area has not been a viable opportunity for residential real estate for a long time. Once we had a handful of homes on the ground the word started spreading within the realtor community and nearby renters and activity and sales just took off from there.”

From 51 to 10

The Bluffs at River East consists of 51 homesites and six different floor plans to choose. All homes are fee-simple, single-family homes with rear-entry garages, side yard spaces, and designed with a modern farmhouse style. All homes are two-story with three bedrooms and two-and-one-half bathrooms. With open concept floor plans, high ceilings, and plenty of windows, allowing natural light to pour into the homes, buyers of all ages and stages have found a product that meets their needs.

“Fifty-one homes in an urban setting with a neighborhood garden and pocket park within the community is something that doesn’t come around often,” said Berkes. “Especially within walking distance to the Trinity Trails and Six Points – our homeowners can walk their dogs to the local coffee shop, hardware store, and along the trails within a few minutes. This is such an amazing opportunity. It’s too bad we don’t have 151 homesites.”

There are only 10 available properties remaining for those that want to be a part of one of the more unique and active communities in Fort Worth.

A True Front-Yard Community

Often you can see neighbors visiting in their front lawns (which are maintained by the homeowner’s association — no need for a lawnmower at The Bluffs) or congregating around the interior pocket park as they enjoy their pets. Because this area had never been developed before, everyone is new to the area and experiencing living at The Bluffs for the first time. It’s a very friendly place to live.

Advantage of New Construction

In the era of multiple offers and above-asking price contracts for existing homes, when new construction is an option, it makes a lot of sense to eager homeowners. While the price of land, materials and labor are at an all-time high, homeowners can at least rest assured that they won’t get into a bidding war or deal uncertainty of multiple offers being submitted on a property.

New construction homes also come with builder and manufacturer warranties and the utmost in energy-efficient products. The main drawback to new construction, for some buyers, is the timeline. Currently new homes are taking between 7-to-9 months from contract to completion at The Bluffs.
