In the parlance of those of us in Dallas who have been huddled indoors avoiding the cold and wet winter, “Where’s the patio?”

I’ll tell you where it is —our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans. It’s an incredible townhome listed by Dave Perry-Miller agents Phillip Murrell and Stewart Lee in one of the hottest parts of Oak Lawn.

“In addition to almost 2,600 square feet of indoor space, the townhome includes a yard with access to the first floor, a large balcony adjacent to the living room, and a roof-top deck with stellar views of downtown,” Murrell said. “This is the perfect townhome for those who want to enjoy the excellent weather we’ve been having in Dallas.”

Just make sure you take your allergy medicine and you’re ready to pour some mimosas and soak up the sun and skyline!

As you can see, there’s a separate front door as well as access to the side yard from the first-floor bedroom, which is currently in use as an office. There’s also a full bath on the first floor of this three-story townhome — a great floor plan for a live-in caretaker, aging parents, or a roommate, especially considering the private access you get through the patio doorway. The living areas are on the second floor with a powder bath, with the remaining two bedrooms located on the third floor, along with a large open landing space that is perfect for a study or additional living area. With three bedrooms, three full and one half baths, plus all that outdoor space, 4027 Bowser Ave. feels like a steal listed at $579,000.

You’re also close to so much shopping, culture, and dining at just a half block from Lemmon Ave., so if the fantastically appointed kitchen doesn’t inspire you to make a lovely meal, then you’re never going to go hungry if you have a Postmates account and a little patience. Otherwise, you can easily walk to your eats, as Murrell says that it’s a short stroll to the best dining Uptown has to offer.

“The open floor plan includes updated kitchen with stainless steel appliances and quartz countertops and a large dining and living room space partitioned by natural stone fireplace that can be enjoyed in both rooms,” Murrell said. “Other features include recently added wood flooring and carpet, a master fireplace, tray ceilings with lighting, and built-in bookcases.”

I love that there’s a landing in between the staircase and the third-floor bedrooms, each of which has an en-suite bath. This could be a second living area, a study, or even a game room should you be so inclined. It’s sunny thanks to the perfectly positioned windows, too!

The master suite has tons of built-ins, and more of those beautiful ceiling details. Considering you’re on the third floor, a ceiling fan is a necessary touch, and I love this contemporary style. Also, it’s enormous and so bright, and the additional fireplace is a wonderful touch to this luxurious retreat.
