Which North Texas Suburbs Held Their Own in MetroTex Home Sales Report?

Per usual, the housing news in North Texas is good for sellers — not so much for buyers.

The latest MetroTex Association of Realtors report on home sales provided a snapshot of the state of the housing market in the suburbs, metro areas, and exurbs. The report consisted of sales figures from 16 counties and an overall look at year-over-year January sales.

In North Texas, the median sales price was 19.7 percent higher at $313,500. Active listings (40,376) were down 20.7 percent and the average days on market to close was 79 with 1.2 months of inventory.

The report revealed a mixed back. The suburbs came out the winner in home prices in most places. The exurbs didn’t do as well.

Outside of Dallas-Fort Worth, Van Zandt County was the winner with a 33.5 percent increase of median home sales prices. In a whole ‘nother real estate world, Stephens County — beyond Fort Worth, beyond Weatherford, beyond Mineral Wells on the way to Abilene — dragged down the MetroTex totals with prices falling 53.4 percent and a median home sales price of $93,950.

Dallas County was up 16.2 percent with a median home price of $315K. Tarrant County was up 23.4 percent with a median price of $327K.

Collin County had the highest home sales prices. The median sales price was $465,250 in January. Tarrant County had the most home sales in the report with 1,768 single-family houses being sold.

The report broke out hot communities, which included Bedford (up 50 percent), Crowley (30 percent), Richardson (15 percent), Saginaw (14 percent), and Mansfield (10 percent). The coldest community was Allen, down 31 percent.
