Have you ever tried explaining the geography of North Dallas to people from out of town? It’s kind of confounding to some, who expect the city’s bedroom communities to slow down as they approach Interstate 635. But then, dear out-of-towners, you get into “Far North Dallas” territory, where you may live inside the Dallas city limits, but you may be served by Richardson ISD, or Plano ISD in some cases.

Call me snooty, but for reasons of convenience and logic, I prefer addresses within the loop. Lucky for me, there are plenty of great houses on the market south of 635 and inside the Dallas city limits, served by outstanding Dallas ISD schools and with wonderful retail and cultural amenities within a stone’s throw. And the architecture? It’s so homey and real, especially in Eudora Estates where this beautifully remodeled ranch is located. This listing from Keller Williams agent Sam Saladino is our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans, and it offers superb family living with an outstanding inside-the-loop location.

The curb appeal of 11415 Chicot drive is perfect, with freshly updated landscaping and a warm brick exterior.

The entry is a total classic, with beautiful chevron hardwood floors and plenty of light from the front door.

“‘Chicot’ was the nickname given to the court jester of King Henry III, and later Henry IV of France,” Saladino mused. “He not only had great wit but was good with the blade.”

And like Chicot, this home is not only stylish and well positioned, but it also has a bevy of useful upgrades that make it quite multi-faceted and move-in ready.

“I’ve always wondered about this unusual name in an area with such an  mixture of street names and architectural influences,” he added. “Eudora Estates is also a odd name. I always want to call it ‘Endora,’ after the beloved character on Bewitched. And considering who Chicot was, it kind of makes sense!”

What also makes plenty of sense is the style of this four-bedroom, three-bathroom, 3,030-square-foot remodeled ranch. Saladino has this “perfect Preston Hollow primer” as he calls it listed for $797,400.

With a stone fireplace and coffered ceiling, the home’s architecture has a perfect transitional feel that adapts well to contemporary furnishing.

The living area opens to the well-appointed kitchen and breakfast nook.

Most midcentury ranch homes of this vintage have had at least a few updates over the years, but this one managed to incorporate some of the original details into the beautifully remodeled spaces.

“It retains a few of the original details ,like a frilly garlanded crown molding in the old formal living room,” Saladino notes. “And it also has an excellent oversized dining room that can be converted to a additional living space.”

But it doesn’t end there!

“There is also a lovely built in bookcase in the hallway with that very ‘Lucy in Connecticut’ scalloped trim,” he gushed. “You know I love a nod to the original vintage details in these homes!”

We do, and we totally get it! But we were pleasantly surprised to see so many modern upgrades in the kitchen, which has fresh white shaker cabinets with plenty of drawers, built-in double ovens, a double apron sink, gas cooktop, and stylish herringbone subway tile backsplash. It’s the perfect complement to the warm hand-scraped hardwood floors.

The master suite feels extra plush thanks to the contemporary tufted headboard and club chairs. It’s definitely bright, and offers some room for personalization with window coverings and perhaps a new ceiling fan.

The master bath is definitely on trend, though, with a large double vanity topped in marble and vintage-inspired light fixtures. The mirror set is an instant favorite, too! And who could turn down that lovely frameless glass shower? 11415-chicot-dr-vector-1024x768 11415-chicot-dr-vector-1024x768

“It’s a good ranch-style with great bones and classic character,” Saladino said. ” The oversized lot feels like most of the area does, with rolling sweeping lawns and hills leaving the street pavement far behind.”

Families with small children will appreciate the huge gated motor court and rear-entry garage, providing loads of extra parking and the perfect runway for tricycles, bicycles, and any number of kids accoutrements.
