This Slick Midcentury Ranch on Collinwood Avenue is The Best of The Westside

Collinwood Avenue is a bit of a mixed bag. Some buyers, tempted by comparatively bargain prices while seeking a prized Westside address abutting Westover, bought houses here in the 1990s and early aughts and razed them to build larger homes. Well, prices have risen considerably and there isn’t much of that sort of activity anymore.

Our midcentury ranch occupies a deep lot with mature trees surrounded by structures mostly of similar vintage. Simple and impeccable, the 2,400-square-foot, three-bedroom, two-and-one-half bath house is approached by a charming brick walkway leading to a covered brick porch. Lovely landscaping augments the bountiful curb appeal.

If you are a fan of open concept, this home is definitely for you.

The entire front of the house has been opened with uninterrupted sightlines from the kitchen to the living area. Purposed space is now defined by the windows. I’m not normally a fan of scraped hardwood floors, but on closer inspection, they are part of the scheme that contrasts rustic elements like the floors and hewn beams with slick sophistication such as the recessed lighting, hanging fixtures, and kitchen hardware.

Speaking of sophistication, I once more detected the deft design hand of Tina McMackin whose unique skills we have celebrated before. In the five years we’ve been observing her development, she has grown, prospered, and expanded her scope. Now working as Sharp House, her services include staging, styling, and leasing from a sans pareil inventory. She even offers white-glove, turnkey moving.

The kitchen has been thoroughly updated with gleaming white Shaker cabinets and festooned with fashionable brass hardware. The black center island is in bold contrast to the rest of the woodwork. Undulating white subway tile forms the backsplash.

High clerestory glimpse windows are a legacy of the 1950s. Rustic hewn beams accent the roofline in the principal bedroom with a rather glam en suite bath. Marble covers the floors and walls. There are two sinks, an extra-long tub, and a roomy shower stall with two showerheads.

The cheerful back porch is covered with travertine. The only negative of the listing is that it only has one garage space. The listing is literally hours old. Curious? Show up for the open house this Sunday, Sept. 26, from 2 to 4 p.m.
