You can find out on Friday over at 6820 Avalon in Dallas. 1 to 4 pm. Seriously, great idea. Invite agents over to guess the list price of this Dilbeck home. Those who guess the closest to what the agents, Nancy Guerrerio and Janelle Law, actually price the house at, win juicy gift cards. Try $200 and $100 gift cards to Nicholson Hardie — just in time for the holidays.

This is such a coolio idea from that brilliant Ms. Guerrerio I just might steal it for the is blog. Let’s have a Pricing Party!

Go ahead, play Realtor for a day. What do YOU, dear reader, think they will price this listing at?

It’s a Charles Dilbeck designed home located in the best block of Lakewood on Avalon. French Normandy style built in 1940, the home is 3737 square feet set back on a lot that is just under half an acre and featured in the book, ‘Great Houses of Texas.’

The home is a tribute to exquisite detail and ccraftsmanship. There is one bedroom and full bath down, plus three living areas and three fireplaces plus three bedrooms and baths up. The master is light filled with a huge lounging deck. This home is a living piece of historical architecture and has qualities and finishes unseen in today’s marketplace. In fact, like most Dilbeck homes, this is as close as you get to history, in Dallas.

Vitals: 3737 square feet, built in 1940. Four bedrooms, four baths, almost half acre lot, no pool but room, and luscious hardwoods.

What do you think the gals will price this at? Or based on our recent experiences, SHOULD they price this house at?
