University Terrace is so hot right now. This is the affordable Lakewood area, where you can get inside Lakewood Elementary’s attendance area in the $300K range. Most other neighborhoods that feed into Lakewood are going for $400K plus! Here, though, the lots are generous, the homes are somewhat newer (1950s and 60s as opposed to 30s and 40s), and you’re close to the lake and within walking distance of the White Rock Lake DART station.

I had a friend who lived off of Clemson in University Terrace and I loved the neighborhood from the moment I saw it. It’s one of those places that is perfect for families, is close to shopping (Medallion Center is just down Northwest Highway) and yet, it still has a great urban feel. A lot of the homes have been updated, but you can find some in near-original condition. If you want a home that is move-in ready, take heart that you wont need to do anything to this beauty at 7309 Bennington Drive.

This lovely post-war home has three bedrooms, two baths, and almost 1,700 square feet with a super cute original hall bath, complete with vintage tile in one of my favorite color schemes. It’s listed by Dave Perry-Miller Realtor Karen Estes for a reduced $329,000 (down from $339,000).

Of course, I do love the new floors in the living areas, which are French brown Texas mesquite, Karen says. The furniture placing in the living areas is a bit odd, and doesn’t show off the great flow of this home. It would have been a bonus for these two living areas to be open to one another, with a half-wall to the kitchen, but that’s an opportunity for the buyers to capitalize on. I do love the paint color on the walls, but the fireplace is awkward, too.

The kitchen has granite counters, updated appliances, a wine chiller, and updated cabinets. Other key upgrades in this home include new HVAC and a recent alarm system. This home has had some foundation work, which carries a lifetime warranty through Olshan. One thing I am pleased as punch that they didn’t touch was the hall bath, which is so adorable and in great condition for a home built in 1956. The master suite, which is a recent addition, has a 14 x 8 layout, which is pretty narrow for a master, but the length of the room allows for an oversized bed. Of course, as you can guess, part of the room’s width was sacrificed for a master bath that has a full-sized walk-in shower and a dual vanity with vessel sinks. Not too shabby!

The backyard has sprinklers and a large patio, which will be wonderful for a fire pit. There’s a little lawn that is perfect for kids to run around and perhaps set up a playset. In all, this is a good value that still has some potential for investment. What do you think?
