The Niche Realty Group at Compass Real Estate understands the concept of flips. Considering the practice of flipping a home has been around for a long time, it has been proven that the much-loved Ranch style is, without a doubt, the favored home to flip.
This was the most popular architectural style in America during the 1950s and ‘60s, and it quickly became the suburban dream home. But this group of talented Realtors understands that today’s buyers want more from a flip.

Building a Niche For Niche Realty Group
When Nadia Fakih found this 3,054-square-foot, four-bedroom, four-bath, 1968-built home in the Meadows neighborhood, she realized this was an excellent opportunity for her Niche Realty Group to give prospective buyers what they want — an updated, bold Ranch with design elements you’d expect in a much more expensive home.

“It was during an open house a few years ago when we realized many people are very opposed to production-style homes,” Nadia said. “They are tired of the white-painted brick façade and want something different that is bold and eclectic.”

Nadia had a great response to an earlier flip of a 1976 build at 5603 Ditmar, so she realized her unique design aesthetic was right on track.

Her business sense is equally on track.
“There is flipping houses, and there is flipping houses with a sound, quality project that is managed correctly,” Nadia said. “Our team at Niche Realty Group includes my sister Sarah Fakih, and Amanda Ruply. We have Blends Group on the construction, consulting, and design side, with me, my sister Farheen Husain, and Treva Walters, the project manager. She acts as our general contractor and head of quality control. Treva is there every step of the way, every day. Nothing gets past her.”

Experience, Expertise, Excellence
Indeed this is not your typical real estate team.
Nadia has an MBA from the Thunderbird School of Global Management and has been a Realtor for 20 years. Sarah became a Realtor at 18, has a law degree from SMU, and a thorough understanding of real estate law. Amanda is also a Realtor and a branding and social media expert who works on the development side of the company.
“We are called Niche Realty Group because we all have our niche,” Nadia said.

While the company is ever-expanding, flips are close to their hearts.
“My favorite part of the house is the kitchen,” she said. “I love the modern, clean lines, the carpentry over the vent hood, and the hidden pantry.”

I have to admit the kitchen is also my favorite.
When I walked into this house last week, I had to pick my jaw up off the floor. I did not even realize there was a hidden pantry because the design is so brilliant.
The pièce de résistance is the ZLINE American appliance package. They look more like beautiful accessories than essential appliances. The oversized island is topped with porcelain that resembles a vanilla sundae with caramel swirls. This is quite simply a delicious kitchen.

Beautiful But Original
It’s refreshing to see a beautifully executed flip that retains the original character but works for a modern buyer.
This is a lovely neighborhood that has not been decimated by teardowns and new builds because these Ranch homes are so functional. It just takes the right flipper to make them resonate with today’s buyers, and Niche Realty Group understands that.
