A Midcentury Modern Dream on a Dramatic Lake Highlands Lot

I have a confession to make: If this house were a person, it would have to take a restraining order out on me. That’s how hard I’ve been stalking this beauty, waiting patiently for Virginia Cook Realtor Ed Murchison to put this gorgeous midcentury modern home at 10845 Eden Roc on MLS. And now it’s here, and you, too, can bask in the fantastic original details inside this two-story home that takes full advantage of its sloping lot in Sylvania Dells, a Lake Highlands neighborhood that has tons of architecturally interesting mid-mods. It’s priced at  $475,000.

There are so many cool details to this property, many of which are original to the home. It is definitely one of those houses that will impress a midcentury modern enthusiast.

“It’s kind of one of those rare midcentury modern homes that has both a large size and an even larger lot,” said Murchison. It’s true — this home is comparatively large to its counterparts, clocking in at 3,324 square feet over two stories. Many homes built at the same time were closer to half the size. And the lot comes close to a half acre — 0.474 acres, to be precise — and feels very private. “The way it’s built gives this home protected views of the backyard,” Murchison added.

And what a backyard it is. I absolutely love the pool, which was added three years ago. “The pool is the perfect punctuation to that backyard,” Murchison said. “The rest of the house is pretty much original.”

To some, that could be a bit of a turnoff. For instance, many potential buyers could see that galley kitchen as a renovation project they’d have to take on. The bathrooms, of which there are three, are all very much untouched. For those who prefer more modern lavatories and kitchens, it seems almost daunting.

“The truly interesting thing about this market, and working almost exclusively with midcentury modern homes, is that buyers are looking for all of these original details,” Murchison said. So, while some people may see a project, the person who is more likely to buy this home will see a treasure to be preserved. “Some people are looking to maintain that balance. They’re looking for those galley kitchens.”

Also interesting about this home is that just about every room takes advantage of the backyard view with floor-to-ceiling windows, letting in tons of light to the main living areas. The sunken living room, open dining area, and balcony that spans the length of the home make this house perfect for entertaining. The exposed brick and vaulted ceilings, paired with beautiful original hardwood floors, add tons of drama.

“I think my favorite architectural detail in this home is the staircase,” Murchison said. “There is nothing that is not completely custom in this home — that staircase, those light fixtures hanging above the stairs, the railings, all of it.” We love that, too, especially the exposed brick.

The home has four bedrooms with an upstairs master suite with balcony access and additional upstairs bedroom. Downstairs there is a huge second living area with a fireplace and tons of windows with views of the pool. There’s a home office on the lower level, as well as two bedrooms. One of the bedrooms doubles as an exercise room, Murchison says, with a Murphy bed behind the mirrored walls! There’s also a kitchenette downstairs, making it the perfect place to hang out after a dip in the pool.

Another plus for entertaining is the huge two-car garage, which opens on both sides for a party pavilion! I love that idea!

As, you’d expect, there has been a lot of interest in this amazing home, with a busy open house last Sunday, Murchison said. I’m sure it won’t be on the market for long!
