Think it’s hard to find a luxury high-rise condominium for less than $1 million in Uptown? What if we told you we found a rare one-bedroom with all the amenities for a little over half a million?

The always-in-the-know Lisa Peters of Caliber Home Loans pointed us to David Griffin’s listing at 2200 Victory Avenue No. 1307 as this week’s High Caliber Home of the Week.

The House at Victory Park is a 28-floor luxury high-rise of 133 one- and two-bedroom homes designed by French architect and designer Philippe Starck, whose work includes homes, hotels, yachts, and restaurants, and of course the original Starck Club on McKinney Avenue in the 1980s.

This home has one bedroom, one and half-bath, and 1,549 square feet with a balcony, and generous two-parking space allocation.

“No. 1307 is a well-located unit in the building with views of the Calatrava Bridge and Trinity Corridor to the West and Victory Park to the North,” Griffin says. “From the minute you first walk into the long gallery entrance, there is a sense of arrival here.”

Rift-cut white oak floors and 10-foot ceilings perfectly frame the expansive living area that flows into casual dining and kitchen with marble countertops and center island with dining bar.

The kitchen is equipped with top-of-the-line appliances including a built-in stainless steel SubZero refrigerator-freezer, Wolf gas cooktop, oven, and Asko dishwasher.

Floor-to-ceiling windows have electronically-controlled shades throughout the living areas and blackout curtains in the master suite. The master bath features a marble bath, a standalone shower, and a professionally designed walk-in closet system.

The residence features 24 hour concierge, extended hours valet parking, and a 5th-floor veranda with 130-foot saltwater infinity pool, private cabanas, hot tub, and outdoor fireplace.

“In the last few years, shopping and dining options here in Victory Park have really picked up and are wonderful,” Griffin says. “Plus, there is a Tom Thumb grocery store around the corner.”

Plus, at a time when you might (or should) be large crowd-phobic, the largely owner-occupied building has all the high-end amenities of a hotel without having to share those amenities with hotel guests, Griffin says.

“With very little in this building on the market, this home is a very good price point,” he says.

David Griffin has listed 2200 Victory Avenue No. 1307 for $525,000.
