High Hill Development is bringing idyllic travel to East Texas unlike anything this region has seen before. Envision metal-roofed beach homes with broad porches overlooking the water in the rural countryside of Arp, Texas. Picture bicycles gathered by the ice cream shop. Sitting only 20 miles outside of Tyler, Texas, are the 100 acres of rolling hills, towering piney wood trees, and glorious fresh air at High Hill Development. Yet it is less than a two-hour drive from the Metroplex.

Since 2015, High Hill Farm has been on the property with its doors wide open for the public to enjoy. Now, Jason and Sharon Romano are combining their love of travel and home-building expertise to create a master-planned community as a natural extension of the farm.

“We want to get people back to the simpler way of vacationing,” said Jason Romano, owner of High Hill Development. “We want people to experience all the joys of having everything they need right in the center of their community.” 

High Hill Development is a continuation of the slower-paced lifestyle of High Hill Farm. The two ventures share a 100-acre plot of rolling hills in East Texas. Using architectural design inspiration from the famous 30A developments of Florida’s panhandle, the homes will feature traditional coastal accents while honoring the natural surrounding environment.

Sharon Romano, Jason’s wife and co-owner of High Hill Development adds, “We’ve coined the phrase, ‘laidback luxury’ because we feel like that’s exactly what High Hill represents. We want to bring people in East Texas a self-sufficient community that they never have to leave.”

Owners and guests will be conjoined to the established farm and have access to shared green spaces such as a central park, vineyard, hiking and walking trails, bike trails, and recreation parks. Community pools, pickleball courts, and a nine-hole golf course will also be available to owners and guests. 

Located in the heart of the community will reside a 20,000-square-foot retail space accompanied by an amphitheater for live music, restaurants, and a Top Golf-inspired driving range. Additionally, there will be a chapel at the top of the highest hill for churches and ministry organizations to utilize. Wedding ceremonies can also take place here. 

To continue the Florida panhandle inspiration, there is a man-made lake within High Hill Development that is surrounded by the fine white sand beaches actually found in the Florida Panhandle: the ultimate sign of relaxation.

“It is important to us to maintain as much of the topography as possible,” Romano says. “That is a huge part of what makes High Hill, High Hill, and we want to honor that. Our hope is that we are able to provide guests and residents enough space to explore and be entertained without needing to hop in a car.”

High Hill Development is the ideal spot for people seeking an active lifestyle, a relaxing getaway or even an additional stream of passive income. The community will offer homes starting at $875,00 and condominiums starting at $450,000, with options to rent or buy. Most homes and condos will be available for rent through the High Hill Management rental program. 

Each home will be designed, built, furnished, and decorated by the experienced team at High Hill and will receive complete house maintenance and concierge services. The High Hill team has curated five initial design plans and is customizing every home to fit its lot. The custom homes will create a cohesive aesthetic for the community and bring out the natural beauty surrounding them.

Brian Brandt, President and Founder of Core Insights, has had various interactions with the High Hill team and says it best, “This is the place for people to come, take a big sigh of relief and truly relax.” 

Brandt states, “I have facilitated corporate events at the event space at High Hill Farm, my wife and I have date nights out at the restaurant on the property, and in a few weeks my daughter is getting married at the venue. High Hill is really a great place for people who want an opportunity to get away and do it swiftly. No plane needed.”

High Hill is the primary destination for residents near the D-FW Metroplex to get away and recharge. With the scenic views of the piney woods, East Texas paints the perfect backdrop for this master-planned community.
