
You know daltxrealestate.com, obviously. You’re here, you’re reading, and you get it. It’s pretty well-known, right? But every now and then I’ll call a listing agent and those rascals will say, “WHAT NOW?” And then they think I’m trying to sell them something. It’s a real kick in the potatoes. But then most of the time the agent on the other end is such an absolute delight it makes it all worth it. In that category, we have Dave Perry-Miller Real Estate’s Michael Bepko of the Paine-Drennan Team, who is listing this cute cottage near Fair Park.
Here’s what makes Bepko great — he knows his listing, the area, what’s going on over there, reasons why to buy, and who might be the perfect buyer — and then he peppers in solid anecdotes about how he got into real estate.

Here’s how — he was in marketing and saw a posting from Cynthia Paine-Drennan looking for someone to help her team with emails, social posts, etc. It was a perfect fit. Cut to a few years later and Bepko got his license and is now an agent.
Finding Diamonds in The Rough
Here’s another great story about him. He said he was just starting out and on a neighborhood Facebook page where he saw a post and a plea. A potential client was looking for an agent to work with him. His budget was modest and he said every agent he talked to said “No way, buddy, you can’t buy a house for that.” Until there was Bepko. He reached out and said, “I’m pretty new but I’d be happy to work with you.” Bepko said it took a minute, but sure enough, they found exactly what his client was looking for. That house was right next door to this house.
When the owner of this house was ready to list, the neighbor said “You gotta call my main man, Bepko.” Like, he probably didn’t say it like that but in my story, he did.


And here we are. It’s a two-bedroom, two-full-bathroom house in an area south of Fair Park that’s slowly, slowly, slowly developing. Bepko said the exterior of this house doesn’t hint at what’s inside. The updates are well done, the house is solid and with a fresh coat of paint and a little landscaping on the exterior, this cute little cottage could be SUPER cute.

He said that’s the other thing — there’s a lot of land with this one. Almost a quarter of an acre and it’s set back from the road so there’s a big chunk of land out front that you could pretty much do anything you want with. You could add sod, fence it in, create a garden, head the way of crushed granite and xeriscaping … anything you want.

That’s the charm of this house. It’s largely updated, but there’s still room to make it personal. He said his client (the one next door) loves it over there. It’s a street filled with these little cottages. They’re half owner-occupied and half rentals.
It’s one of those areas where Bepko said if you’re familiar with Dallas, you’re starting to see the signs of development so if it’s not a house for you to live in, it might make a nice little investment property.
