How Much Would You Pay For a Fort Worth Compound on 73 Acres? How About $6M?

Granted, even in the era of astronomic asset inflation, $6 million is still an eyebrow-raiser. But may I be allowed to make a case for value?

A mere 11 miles from downtown Fort Worth is a pastoral paradise of unique and exceptional beauty. Like a simple math problem, the $6 million price tag works out to about $82,200 per acre, below the average per-acre cost for Fort Worth land according to my cursory research.

Also, in the past 15 years, this gorgeous acreage has been listed for as high as $13 million. Then there’s the six-ton elephant in the room — or on the ranch. It’s the 73 acres of city property that are ripe for development, which, after admiring the beautifully tended grounds, is a heartbreaking possibility.

And this property has such a rich stockpile of unique assets it was difficult for me to decide on which one to show you first. This idyllic Eden is an absolute urban oasis, or more accurately suburban oasis moored in the midst of far north Fort Worth developments just east of Eagle Mountain Lake.

The main approach to the property is through a gated entrance and over two quaint covered bridges traversing Fossil Creek, which feeds a small lake on the grounds.

A Turn-of-The-Century Survivor

The 5,500-square-foot, three-bedroom, three-and-one-half-bath house is a historical survivor built in 1906. It has been a cattle ranch, tree farm, and lastly an event center. There have been alterations and additions over the years but the original conception is there if you look for it.
