Greenland Hills Tudor Offers Spacious Interiors With Historic Charm

In the older neighborhoods of Dallas — those with historic charm, mature trees, walkable streets, and close proximity to entertainment — one of the biggest complaints is the size of the homes. More often than not, the compromise for great location and period details is a tight fit for your furniture. As one agent put it, in several historic Dallas neighborhoods, the word “charming” is often exchangeable with “claustrophobic.”

However, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans disproves this theory. It’s a four-bedroom, three-bath Greenland Hills Tudor with three living areas with all those charming details and none of the claustrophobia noted listing agent Rob Elmore of Dave Perry-Miller Real Estate. It’s completely adorable from the curb, and thanks to clever updates, it carries that warm and inviting disposition inside.

“The large formal living room is accented with a Batchelder fireplace and stained glass windows,” notes Elmore, who has listed 5338 Merrimac for $825,000. The stained glass window and the door both feature Gothic arches, which are repeated in the archways that lead to the formal dining room, and in the windows that enclose the sunroom. The archways are typical of Tudors in the M Streets/Greenland Hills area, and this 1930-built home has so many well-preserved details right down to the milk glass doorknobs. 

“One of the three living areas was originally a downstairs bedroom, and could be again,” Elmore noted.  “The formal dining room leads to the updated kitchen and breakfast room, where there are original stained glass cabinets.”

“Throughout the house are hardwood floors and many plantation shutters,” Elmore pointed out. The hardwood floors are wonderful, and the shutters are great for privacy and minimizing visual clutter.

The kitchen has an abundance of cabinetry, and I love that there are two sinks. The seeded glass upper cabinets stretch all the way to the ceiling, and the over-sink soffit features that same Gothic arch — a brilliant detail. The stainless steel appliances are great in the space, and the granite counters break up the white/white scheme of the cabinetry and subway tile backsplash. A utility area extends to the back door, which opens to a tidy little backyard.

Lovers of vintage tile will be over the moon with this hall bath, which has original ceramic tile with accents! The built-ins are original, too!

The master suite is on the first floor, and features an updated master bath and walk-in closet. It’s worth noting that almost all of the rooms in this house have ceiling fans — a smart idea for summer weather.

There’s an upstairs second master suite with large walk in closet, built in cabinet system, and seating area. Third and fourth upstairs bedroom have shared walk-in closet and study-living area.
