Development Near Midlothian Expands the Region to the South

The Dallas-Fort Worth region has been expanding rapidly toward the north, east, and west.

Now, a new development is stretching the region south near the growing city of Midlothian in Ellis County.

Jordan Meadows will be a new ranch estate residential development in the extra-territorial jurisdiction of Midlothian. The development features 98 one-acre home sites priced from $400,000 to $600,000 built by First Texas Homes and Elmwood Custom Homes.

The typical home value of homes in Midlothian is $420,325, an increase of 26.1 percent over the past year, according to the latest Zillow Home Value Index.

Demand for new homes on acreage is outstripping supply as corporations with high-paying jobs move into Ellis County, Steve Donosky, who manages HSM Jordan Run Estates IV LLC, said in a news release.

“We expect brisk sales in Jordan Meadows as our featured builders are already taking home purchase reservations,” he said.

HSM Dalcon Inc., which is a division of Henry S. Miller Companies, purchased 129.463 acres for the development. The project is eight miles southwest of Midlothian off Norrell Road and Katrina Run and south of FM 875 approximately two miles west of FM 663. Venus is 5.7 miles to the northwest.

The development also will be adjacent to HSM’s Jordan Run Estates, which will have 150 homes when completed.

Lots are scheduled for delivery in the spring of 2023.

According to the release by Henry S. Miller,

  • Large open lots with plenty of space for outdoor living and gardening.
  • Underground utilities and manicured streetscapes.
  • No city taxes.
  • Quick access to State Highway 67 and U.S. 287.
  • Nearby grocery and retail shopping areas, medical care and hospitals, parks, and recreation.
  • Accessible to Midlothian ISD.
