
It seems like the rest of the world is discovering what we already knew — Dallas is full of tech-savvy buyers who are going online first to start their housing search. Dallas real estate was named the third-hottest U.S. market in February for online home searches, and evidence of that activity is being seen in sales.
Realtor.com and Builder Magazine reported this week that not only are buyers searching for homes here, they are buying. Chief economist for Realtor.com, Jonathan Smoke, looked at the number of listing views on their site in the first few weeks of February as the measure of demand and the median number of days on market as the indicator of supply. The San Francisco market was No. 1, San Jose was No. 2, and Dallas was No. 3! We were the only Texas market to make the list, and over half of the cities mentioned were in California.

“The people who didn’t buy last year were frustrated because they were outbid or couldn’t find a home that met their needs,” Smoke. “So they more or less took the holidays off, and are back with way more intensity.” We’re definitely hearing that from our sources, who say that in some areas of Dallas, homes are flying off the market and are still selling at above asking. “These are the places that are head and shoulders hotter than the rest of the country—and they’re also accelerating,” he added.
