Cottage in Cowtown Creates New Terminology

I have created a new term in the housing world: “single-family detached condominium-cottage.”  Rumor around is that it will be featured in the 2019 edition of Webster’s Dictionary (other words also included will be “Real Estate Sherpa” and “Bow Tie Realtor”).

Let’s unpack this new buzzword that’s sweeping the nation, and see how it explains the first ever single-family detached condominium-cottage located at 5516 Byers Avenue in Fort Worth.

Single-Family

This one is pretty simple and needs little explanation.  This home is not multi-family.  It is not part of a larger group of dwellings, and there are no homeowner’s association dues.

Detached

Sometimes you will find townhomes or even single-family homes sharing a common foundation and roof – thus being attached properties.  At 5516 Byers Avenue, the 1,788-square-foot home is completely stand-alone.

Condominium

Everyone knows what a condo is right?  A multi-residential dwelling where you are buying space within the walls of the property.  In 5516 Byers Avenue this is a home – but it has a feel of a condominium in that it is configured as a one bedroom home (although the current study can be bedroom #2) and the traditional living room has been elegantly transformed into the master suite.  It’s quite impressive.

Condominiums are the epitome of lock-and-leave properties, and 5516 Byers Avenue has that exact feel as well.

Cottage

When you hear the word “cottage” doesn’t your mind race to an English countryside with a little mist and fog and cozy home with a fireplace and a nice cup of tea?  Maybe I’ve seen too many Jane Austen -inspired movies (thanks to my beautiful wife), but this home, located in the vaunted Westover Hills neighborhood, with the cozy footprint as well as the lush vines and gardens in the back yard, has a cottage look-and-feel.

Private Guest Home

Finally, past the main dwelling and the gardens with all the vines and shrubs is another single-bedroom guest home.  Complete with kitchenette and open living areas, it makes for the perfect space for any visitors that might stop by wanting to see what a condo-cottage looks like.

I thought about calling the guest home a “condo-cottage-cottage” but that would just be too confusing.

5516 Byers Avenue is listed for sale by Kelly McLean of Williams Trew Real Estate.  The cottage is listed for $800,000 and ready for immediate sale.
