About That Camdale Court Party: Cancelled BC Too Many Sales! (Three Available, Hurry!)

We were planning a big shindig to-do, a Daltxrealestate.com style celebration over at Camdale Court by Cobalt Homes — you recall the very first disruptor town homes in North Texas with, among other innovative items, Dumb Waiters?

Camdale Court is a modern, 12-unit town home community in the heart of East Village offering three-bedroom, three-and-a-half-bathroom units ranging from 2,096 to 2,380 air-conditioned square feet. All homes have full-sized two-car garages and rooftop decks. And when I say rooftop deck, I don’t mean a little flat piece of roof shingles square. These are Ipe wood decks that are huge, span the entire roof top offering unheard of views of the city with a veritable 360 degree panorama. They are even removable for remodeling or mechanical repair.

Custom designed by TKTR Architects, materials and fixtures selected by interior designer Roz Murphy, living areas will happen on the third floor and rooftop decks connected through an outdoor staircase.

And so, the party. Yes. Postponed again, but this time not due to the weather.

There were too many sales!

Marketing agent Katie Aspen tells me that nine out of the twelve available units sold within 60 days, most right after our article came out. Gone. Vamoosh. The homes are being marketed by Modern Living Real Estate with Katie Aspen and Jeff Mitchell, who were chosen from an impressive field of modern-focusing Dallas Realtors and brokers. Modern Living’s fresh energy and out-of-the-box approach to marketing sealed the partnership. They meld with the buyer profile: young professionals, some newly married, couples with kiddos. They also impressed with their fresh approach to marketing. That would be zero print or traditional media. Only this blog, social media, and geo-targeted Facebook ads. Because millennials.

“Buyers are loving the quality construction by Cobalt Homes and the newest, hottest neighborhood in town: East Village,” says Katie Aspen. “People cannot get enough of these massive rooftops with great downtown views… so they are lapping them up.”

So nine out of the twelve units are sold, buyers anxious to get in. The area is basically a construction zone in hyper gear trying to get the new homes ready.

Nine units sold in 60 days. What attracted all these buyers?  The large rooftops, all of the unique, never-before installed perks like the smart lock with nest camera, nest thermometer, central vacuums, the Bosch appliance package, the dumb waiters, standard wine refrigerators, and the waterfall edge of white 3 mm quartz everywhere. 

But people really loved the dumb waiters?

“It’s such a fun factor, but it’s really a convenience, says Katie. “Drive in the garage with groceries, put those bags in the dumb waiter, and up they go.”

If anyone thought the unique configuration of these homes would lose buyers, quite the opposite has occurred.

Consumers are “going for it”.

The first floor is the garage and one bedroom plus bath, could be an office.

The second floor you’ll find two bedrooms, including the master suite and laundry room.

The third floor is the kitchen, living room, and powder room. Fourth floor is the Ipe wood deck, like a floating floor pieced together like a puzzle easily removed for remodeling. 

Clearly the developer, Cobalt Homes, never expected this much interest and sales success. But pricing is at a reasonable point: two of the three remaining homes are $479,900, one (with Class A views) is $504,950.

Who knows, we MGHT still be able to squeeze in a party… come by the open house and maybe you can see one of the final three… as long as they don’t sell this weekend!
