Caitlin and Tyler Faubion fell in love with the potential inside their Hollywood Heights Tudor on Patricia. Right when they walked in the front door they could imagine open spaces, a lovely updated kitchen, and a sunroom that brought in the beauty of the outdoors.

There are so many wonderful touches in this home that make it feel absolutely classic, like those mahogany French doors and windows hewn by a close relative of the Faubions, as well as the subtly elegant details like crystal chandeliers and perfectly refinished hardwood floors. And while this home clocks in at about 1,260 square feet, the openness that allows you to easily navigate the common areas of the house make it feel much larger.

This will definitely be a popular property on this year’s Hollywood Santa Monica Neighborhood Association Home Tour, so don’t wait to buy your tickets and show your support of this active historic conservation district in East Dallas! You can purchase your tickets to the April 25-26 home tour online, as well as register for the silent auction on April 24 hosted by the Dallas Arboretum.

daltxrealestate.com: What are your favorite design elements in your home and why?

Caitlin Faubion: We have the ultimate entertaining house. We designed the floor plan with a continuous flow from the front door to the back patio which allows for gatherings of all sizes (we hosted 20 for Thanksgiving!) and since we love to have people over, it works well for us. Small but potent!

CD: Which rooms do you and your family love the most?

CF: Both the kitchen and the sunroom have a special place in our hearts. We designed the kitchen with as many details from the original space as possible. From the hand-fluted island columns, to the re-bricked fireplace stack, we wanted the space to feel fresh without being too ‘done’. The sunroom means so much to us because of the mahogany doors and windows my father in law hand crafted. We spend most mornings and evenings enjoying the views from that room.

CD: What are you doing to prepare for the Hollywood Santa Monica Home Tour?

CF: Drinking? Can I say that? It’s something I’ve wanted to participate in since we bought the house in 2011, and we completed renovations in 2014, so we are ready!

CD: What feature, furnishing, or artwork should home tour goers pay special attention to?

CF: We have an antique upright piano in the dining room that was given to me by my grandmother when she passed away (I was the only grandchild that didn’t learn to play the piano … subtle hint?). Above it hangs a panoramic photograph with her father as a young serviceman back from the war, and the combination is such a special reminder of how important family truly is (and I am slowly learning to tickle the ivories … ‘Heart and Soul,’ anyone?).

CD: What does it mean for you to have your home featured on this long-running tour, beneftting the entire Hollywood Santa Monica historic conservation district?

CF: This house represents so many milestones for us, so it’s exciting that we now get to share what we hold so dear with our neighbors and friends. Hollywood Santa Monica is such a wonderful reminder of the past, and we can only hope to help bring awareness to what it was, what it is, and what it stands for today.

Stay tuned to daltxrealestate.com next week as we will be giving away two pairs of tickets to the Hollywood Santa Monica Neighborhood Association Home Tour!
