Professional Landscape Design Shines in This Kessler Highlands Tudor

This week’s High Caliber Home, sponsored by Lisa Peters of Caliber Home Loans, is proof that everything in life comes full circle. “I’ve been in real estate for 25 years, and this home was one of the first I sold actually,” says listing agent Diane Sherman of Dave Perry-Miller InTown.

The updated two-bedroom, two-bath Tudor in the Kessler Highlands is complete with a detached guest suite and motor court on a huge 0.367 acre lot, one of the largest in the conservation district.

Well versed in older and historic homes in Oak Cliff, Sherman admits this 1941-built home has come a long way since the sellers first purchased it a quarter of a century ago. Now, it’s something “unique, artistic, and sustainable, too,” she says.

They hired an architect to expertly re-imagine the floor plan back in 2003, creating a flowing, open-concept front living area and re-configuring the three-bedroom-home into a two bedroom. Then in 2017, they sought a top landscape architect to design a stand-out landscape for the more than one-third acre property.

“The inspiration for the project was the distinct shape of the motor court,” says Petrine M. Abrahams, ASLA, of PMA Landscape Design. “It’s a pronounced ‘U’ and to my eye it lacked movement.”

She collaborated with local artist and welder Carlos Montealegre to create a trio of steel screens that illuminate the house numbers and highlight the Texas native plants she planted there, including the “grandpup” of a 100+-year-old agave plant from Fort Davis.

“With the staccato placement of the screens I wanted to create a playful sense of rhythm,” Abrahams says. “The image of the agave in the center panel was cut with a laser and is based on a hand-drawing of the agave I have planted at home.”

Abrahams harvested the pup of a century-old agave plant from West Texas and brought it to her 12-acre homestead in South Dallas, where its grown 9 feet high by 9 feet wide.

Behind the main house, you can entertain outdoors on the pergola-shaded patio or retreat to the approximately 200-square-foot guest house with one bedroom and one bath. With this much land, there’s potential for a pool and still have room for a vegetable garden and play yard, Sherman says.

Inside the main house, you’ll find hardwood floors, plantation shutters, and beautiful details throughout, including the living room fireplace with built-in bookcase shelving.

Through the French doors is a large sitting porch, perfect for taking in the natural beauty of this Kessler Highlands neighborhood.

The eat-in kitchen offers granite countertops, Bisazza mosaico glass tile backsplash, white cabinets with undercabinet lighting, and stainless steel appliances.

Then there’s this heavenly master suite, a massive 20×13 bedroom that boasts natural light, a second fireplace, and sitting area. The master bath has custom closet and cabinets and tile shower enclosure.

Diane Sherman of Dave Perry-Miller InTown has listed 1214 N. Tyler Street for $519,000.
