We haven’t looked in on Fairmount in a while, so a completely updated Craftsman cottage close to the vibrant Magnolia scene and priced $40K below the Fairmount median price, seemed worthy of our attention. In addition, the bungalow at 1402 7th Avenue benefits from the quality of life and easy livability of this historic ‘hood, which continues to draw the young (or young of heart) to the area.

“The walk score on this property is high. You are a block-and-a-half off Magnolia, which is one of Fort Worth’s favorite urban villages,” notes League listing agent, Jeff Anderson.

“It’s got such a distinct charm. The eateries — you’ve got Ellerbies on one corner and Salsa Limon on the other,” he adds.

The winsome charm of this 1921 bungalow begins at the front porch. Fairmount is practically the only neighborhood in Fort Worth I can think of where front porches are the scene of activity, even in the summer, creating a connection between neighbors that is unique. In Dallas, you might find an equal in Junius Heights.

Agent Jeff Anderson sums up the house’s vibe as a skillful mix of vintage charm and modern comfort. The closer one looks the more one is impressed by the easy flow and convenience of the floor plan. Just off the dining area is a door leading to a roomy, covered porch, creating a party-friendly network linked to the kitchen/dining area.

Both baths have been updated. The master bath benefits from an addition and thoughtful use of space containing a large modern closet.

The backyard is small, but for an urban pied a terre, it’s low maintenance and large enough for a dog run. The covered porch also provides access to the master bedroom. It’s difficult to find a drawback to this bijoux abode. The lack of covered parking might be a dealbreaker for some Texans.

“It’s hard to find a home with this type of finish out at this price point in Fairmount — especially this close to Magnolia. It’s a truly special place to live,” observes League’s Jeff Anderson.
